Is there any way Disney could ever tank the rental market? I’m not sure there is a reason they would ever want to but the restrictions that are constantly being added on buying resale contracts just makes me wonder what else might change in the course of 30+ years.

Your concern is exactly why I bought at VWL (now BRV). To me, the contract ending in 2042 made sense because the idea of passing a contract onto heirs that may not share my love of Disney, nor may want the burden of the annual dues never concerned me. I like the idea of knowing that when I am 77 my obligation will end.

This. I was originally eliminating DVC properties with the deed expiring in 2042, but now I think those are the ones I should be considering due to the fact it is 22 year commitment and not 40plus years like the other properties I was looking at.

Nope because if you are not renting out like 10 different reservations yearly they have no way to know the difference between a renter and your college roommate using your points.

Not really, But the language in the RIV POS that discussed it was different than I remember when I bought BLT direct years ago. It mentioned not to count on it and that it would be competing with rooms being booked by Disney.

Only restriction is not renting for commercial purposes.

The thing is, Disney itself is the single biggest owner and rents out its points, so other than forbidding commercial renting by the rest of us, there’s not much they can do. The restrictions on resale are an effort to maintain and increase direct sales and have no relationship to renting.

I disagree with others - its easy for Disney to tank the rental market.

First they put restrictions on people who are staying in DVC units that are not members - no on site benefits. No magical express. No ability to buy the dining plan. Then they make sure that people staying in DVC rooms who are not members do not get to make room requests and are the last into their rooms. Perks are for members and guests who are traveling with members - if you want to get treated like a member - buy in (and buy direct). And yes, that includes onsite perks like early entry. Since CRO rents out DVC rooms for cash, they add a "resort fee" that you can buy from Disney when booking through Disney to get the onsite perks - its small, but its only available when booking your room via CRO.

Finally, they lower the prices on their cash resorts to make renting less of an awesome deal.

And bye bye rental market.

But the main reason they won’t/can’t go to that extreme is that, in contrast to perks that can come and go on Disney’s whim, the right to rent is written into our contracts. Only commercial renting is forbidden.

So the only one of your proposals that seems feasible to me would be to reduce the cash prices on their resorts.

The right to rent is in your contract, the right to get perks is not - and specifically the right for Disney to restrict perks to members and guests is right there in black and white. For the first several months of the dining plan it wasn't available to DVC at all, restricting it to members - even restricting availability to direct points owners - could be done. Magical Express and EMH are not entitlements either. And Disney really hasn't cared if we scream bloody murder about the loss of a perk. I would be surprised if this one has that much backlash quite honestly - yeah, it sucks when you are gifting points for a honeymoon, but there are just as many members who would be happy about getting preference on room assignments and checkin times.
