Reading a resale listing

Looking at several resale listings and not quiet sure I get the points.

As an example looking at one with a UY of March and it has full points for 2013, 2014 and 2015.


Say I bought it and it closed in a month.

When does the 2013 points have to be used, banked or rented by?

It just got 2013 points so by the time you close the points are available to use/rent right away up until Feb 28, 2014 or they need to be banked by Oct 31, 2013 to use from March 1, 2014 - Feb 28, 2015

Let me see if I got what you said

2013 points are good from March 1 2013 to Feb 28 2014 and then 2014 start on March 1 and again expire feb 28 and this goes on until contract expires.

And they must be banked each year by Oct 31 or you lose them.

If they are not banked by October 31st and you don't use them before the end of the UY, they will expire. But they wouldn't expire until February 28/29th.

Basically, correct. You may only bank the same points once - i.e., if you bank the 2013 points, they expire on 2/28/2015. You can't bank those 2013 points into the 2015 use year.

Now I am seeing why many advocate getting your UY when you plan to go so you have time.

For example if I have a UY of March and need to bank by October if I do a Christmas trip in November I am past banking so if anything happens I would need to use by March 1 which could be a challenge.


The UY is kinda my hang up as I wanna at differnt times of the year as things change from food and wine, to halloween, to christmas.



One more thing say I buy in March and then later in life I decide to buy again and find a deal but its in June. Do I now have 2 UY?

Yes you would have 2 UY - actually 2 memberships that cannot be combined unless you transfer from one membership to the other. I had 2 UY for SSR and ended up selling one recently since I did not like transferring the points to get the 11 month window for THV. I have no problem getting a different resort with different UY as long as it has enough points that I can use 2 years worth of points for 1 trip and then use my other resort on alternating years.

Example: we have BLT points so in 2014 I use 2013/2014 (banked and current year points) get a 2 bedroom at BLT for 10 nights. 2015 I use 2014/2015 SSR points to stay at THV and keep alternating.

UY is not very important to me as I realize our travel time of year has already changed since DD went off to college and we travel to WDW even more now since we do have DVC.

If you know that fall is going to be a time of travel often, I'd probably go with a fall UY. Since reservations have to be canceled at least 31 days in advance to avoid holding, you'd probably want to cancel a November trip in October anyway. But it would put December at risk.

We originally bought a June UY because we travel in the summer and knew the fall and early winter will be a favorite at retirement. We ended up buying a contract with a Dec UY because it was a good deal and now find its sort of nice to have two because we have begun going Memorial Day weekend which is not a good time for a June UY. Both memberships have a decent amount of points--180 in the June UY and 250 in the Dec UY so it works.

dbs1228 Thanks for shedding another light on this. Was reading the "Why you bought DVC" thread and it was suggested to possible buy 1/2 what you needed and go every other year. To me this may work.

But as work and financial works out buy more.

The choices I was looking at was AKV do to the view but also thought BLT would be nice for location. The idea of having 2 small contracts 1 at each and alternate may be the ticket.
 
AKV and BLT are great resorts! We currently are in ROFR with a BWV contract hoping it passes so we can do the alternating years or split stays of 5 nights BLT and 5 nights BWV. If the BWV comes through for us I plan on keeping the SSR for DH and I to have get aways when airfares are decent our youngest DD will be in college next year :thumbsup2- we cannot wait to try Vero and Hilton Head!
