Sales of Aulani points started about July 1, 2010 and deeds for these early sales are beginning to appear on the website for the Hawaii Bureau of Conveyances (HBC). HBC charges $1 a page to read a record, so I am not able to view the actual deeds as filed. However, HBC's electronic record contains an Information line that displays some descriptive information about each deed.
I looked at HBC's records for Aulani for 6/1/2010 to 8/31/2010. Unlike the Orange County Comptroller (which records DVC sales at WDW) which is updated daily, HBC is only updated through 8/31/2010. Here is what I've seen so far through 8/31:
191 records are posted on HBC with Disney Vacation Devmt as the Grantor.
The first Aulani deed was recorded on 7/26/2010.
The 191 records have the following Document Types: TS; TS DEED; DEED, APT D; and A/T/S. TS and TS DEED are by far the most common Document Type. I do not know what the difference is between these Types.
The 191 records each show what appears to be an Aulani Unit number.
There are 8 Units among the 191 records. It appears these Units have the following UYs:
10F - February
10J - March
12F - April
12J - June
14F - August
14J - September
16F - October
16J - December
April, August, and October are confirmed based on reports from owners who PM'ed me re their Unit and UY. The other 5 UYs are educated guesses based on matching OCC and HBC records. If an Aulani buyer had only 50 points, then it had to be an add-on; and chances are the add-on would have the same UY as the buyer's master contract at OCC. I found the buyer's record(s) on OCC and determined their UY. I matched several records using this process. And besides, at BLT, AKV, and SSR-THV, DVD used this same process of using one Unit for each of the 8 UYs when it initially started selling. Confirmation by Aulani owners of UY and Unit number would be helpful.
The eight Units currently being used are in Aulani's Building #2, which is the first phase that is scheduled to open on 8/29/2011.
February is the most common UY at Aulani. 7,960 points (39.9%) have been sold for this UY.
I cannot tell how many Units have been declared for the DVC membership. It could be only 8 Units, or it could be all 25 Units that are located in Aulani's Phase 1.
The eight Units that are being used each have been allotted 72,063 points, for a total of 648,567 points. These numbers are confirmed by Aulani's Master Declaration of Condominium.
Of the 191 records, 127 records appear to have the number of points displayed on the Information line. There does not seem to be any correlation between the Document Type and whether the number of points are displayed.
The 127 records appear to have 19,944 points, an average of 157 points per deed.
If the 64 records without points also average 157 points per deed, then the total number of points recorded would increase to 29,994 points.
Each HBC record, including those that do not show the number of points, shows a Tax amount. Although the tax amount increases as the number of points increases, the correlation is not exact. For example, one deed with 160 points shows $23.30 in tax, while another 160-point deed shows $27.40.
I cannot determine whether a deed represents a traditional points contract or the new Guaranteed Week Option.
For the same period ending 8/31/2010, there were 125 HBC records that show Disney Vacation Devmt as the Grantee. These records were labeled as Mortgage documents.
Bottom line: Its premature to draw any real conclusions about Aulani sales. There may be some delays in posting deeds to the HBC website. DVD may also not be filing deeds as timely as we are accustomed to at OCC. The deeds without points might represent very large point purchases, so I might be underreporting Aulani's numbers quite significantly.
