Sales of Aulani points started about July 1, 2010 and deeds for these early sales are beginning to appear on the website for the Hawaii Bureau of Conveyances (HBC). HBC charges $1 a page to read a record, so I am not able to view the actual deeds as filed. However, HBC's electronic record contains an Information line that displays some descriptive information about each deed.

I looked at HBC's records for Aulani for 6/1/2010 to 8/31/2010. Unlike the Orange County Comptroller (which records DVC sales at WDW) which is updated daily, HBC is only updated through 8/31/2010. Here is what I've seen so far through 8/31:

191 records are posted on HBC with Disney Vacation Devmt as the Grantor.

The first Aulani deed was recorded on 7/26/2010.

The 191 records have the following Document Types: TS; TS DEED; DEED, APT D; and A/T/S. TS and TS DEED are by far the most common Document Type. I do not know what the difference is between these Types.

The 191 records each show what appears to be an Aulani Unit number.

There are 8 Units among the 191 records. It appears these Units have the following UYs:
10F - February
10J - March
12F - April
12J - June
14F - August
14J - September
16F - October
16J - December

April, August, and October are confirmed based on reports from owners who PM'ed me re their Unit and UY. The other 5 UYs are educated guesses based on matching OCC and HBC records. If an Aulani buyer had only 50 points, then it had to be an add-on; and chances are the add-on would have the same UY as the buyer's master contract at OCC. I found the buyer's record(s) on OCC and determined their UY. I matched several records using this process. And besides, at BLT, AKV, and SSR-THV, DVD used this same process of using one Unit for each of the 8 UYs when it initially started selling. Confirmation by Aulani owners of UY and Unit number would be helpful.

The eight Units currently being used are in Aulani's Building #2, which is the first phase that is scheduled to open on 8/29/2011.

February is the most common UY at Aulani. 7,960 points (39.9%) have been sold for this UY.

I cannot tell how many Units have been declared for the DVC membership. It could be only 8 Units, or it could be all 25 Units that are located in Aulani's Phase 1.

The eight Units that are being used each have been allotted 72,063 points, for a total of 648,567 points. These numbers are confirmed by Aulani's Master Declaration of Condominium.

Of the 191 records, 127 records appear to have the number of points displayed on the Information line. There does not seem to be any correlation between the Document Type and whether the number of points are displayed.

The 127 records appear to have 19,944 points, an average of 157 points per deed.

If the 64 records without points also average 157 points per deed, then the total number of points recorded would increase to 29,994 points.

Each HBC record, including those that do not show the number of points, shows a Tax amount. Although the tax amount increases as the number of points increases, the correlation is not exact. For example, one deed with 160 points shows $23.30 in tax, while another 160-point deed shows $27.40.

I cannot determine whether a deed represents a traditional points contract or the new Guaranteed Week Option.

For the same period ending 8/31/2010, there were 125 HBC records that show Disney Vacation Devmt as the Grantee. These records were labeled as Mortgage documents.

Bottom line: Its premature to draw any real conclusions about Aulani sales. There may be some delays in posting deeds to the HBC website. DVD may also not be filing deeds as timely as we are accustomed to at OCC. The deeds without points might represent very large point purchases, so I might be underreporting Aulani's numbers quite significantly.

Thanks for the update!

Sounds like there might still be a chance for people to be founding members if less than 200 contracts have been sold.

September 2011 can't come soon enough. Can't wait to be there. :-)

What are the requirements to be a founding member at Aulani? Of the 127 deeds that displayed the number of points, 76 deeds had 160 or more points. In addition, there are a few owners that have more than one deed and appear to have split their points into multiple contracts. So its hard to say how many buyers qualify as Founding members.

Remember that the deeds recorded at HBC might represent sales that occurred in the first days of July. I don't know what the lag time is between a buyer signing his or her paperwork and a deed being recorded at HBC. At OCC, the lag time is about 14 to 21 days for direct sales from Disney. By now, there could hundreds or thousands of deeds already in the pipeline waiting for closing and filing with HBC.

We bought on day one, but my contract listed as recorded in late August. So you're right. There is considerable lag between signing the contract, closing, and then having everything recorded. My wife and I were pretty aggressive in getting everything done quickly, and from start to finish it was still like 6 weeks.

Founding members were the first 600 people to buy more than 160 points if I remember correctly.

On one deed wdrl noticed that the owner purchased exactly the same number of points as a guaranteed fixed week for an ocean view GV. But that deed looked exactly the same as many of the deeds that only bought 50 points.

It's a shame that Hawaii's country recorder isn't as accessible as Florida's Orange County Recorder.

Also there seems to be a big delay in the recording of deeds and the purchase of deeds. As ChiSoxKeith stated in his post, he bought July 1 but the deed wasn't posted to the recorder until mid August. So it's really hard to figure out if all of the founders have already been selected.

....(snip)......

Actually, I think that is a big plus - for the actual owner. Wish Orange County was the same. I'd prefer that none of my personal info be identified on a public website, and if someone has to pay $1 to read a record, then only the most motivated will be accessing my info. :)

It does not look like I will be able to track Aulani sales after all. Through August 31, 2010, the Hawaii Bureau of Conveyances (HBC) website displayed the Unit number on all Aulani deeds and the number of points on about two-thirds of the deeds. However, starting with the deeds recorded September 1, 2010, the HBC records are displaying the Aulani Unit on only about a fourth of the deeds and none of the deeds show the number of points purchased. With so little information available on most deeds, combined with the amount of time it takes to read each record, its not any fun trying to compile any worthwhile data on Aulani sales.

The only hard data I can track is the number of deeds recorded at HBC for Aulani. For the period September 1, through September 27, 2010, 242 deeds were recorded. By comparison, the Orange County (FL) Comptroller showed 750 deeds recorded for BLT and 205 deeds recorded for SSR for the full month of September (an additional three days). Combined with the 191 deeds recorded through August 31, 2010, Aulani has had 433 deeds recorded.

I'm hesitant to draw any conclusions about the strength of Aulani sales based solely on the number of deeds recorded at HBC. DVD or HBC, or both, might be batch processing the deeds, so the date they appear on the HBC website might be misleading. Also, the number of deeds sold does not necessarily reflect the number of of points sold. I know that at the WDW resorts some buyers are splitting their purchases into multiple deeds. But I don't know if that practice is as prevalent at Aulani.
