Quick GCV questions...

Hi guys..
Please bare with me.. Typing on an iPhone so it's tough to type, and tough to search.

At WDW now and buying GCV.
-- Really only 2 GVs? Will they be impossible to get?
-- What are the annual fees?

Yes, there are only 2 grand villas. There are only about 50 units total (I think I read 21 lockoff 2 bedrooms (1 bedroom + studio) & 28 dedicated 2 bedrooms). It's a small resort. BCV and VWL have no grand villas. I think it will be difficult for anyone to get in who does not own there, any size unit.

Yes, there are just 2 GVs at VGC so they will probably be hard to get like concierge at AKV. I believe the MF are $3.67 or $3.87 -- I know they are low since it is a new resort and will probably not stay that way. They don't start until later this year.

FWIW it may be awhile before closing too. Even founders haven't closed yet because the State of California hasn't approved the final condo report. Once that happens you have to sign for the final version and then people will finally start closing.

MG- Welcome home!:welcome: Welcome to the smallest of all DVCs. Yep only two Grand Villas. I think if want to stay here you will need to own here (that's why I bought!).

I know they are low since it is a new resort and will probably not stay that way.

Lisah- I hope not! I am hoping that the lack of buses and new dining options (that come with most new DVCs) and the financial support of the existing hotel will keep them MFs low.:teacher:
 

I do not think that they will be as tough to get as many people might think. You will have no chance if you don't own there. But Concierge at AKL is few units with many owners. GV at VGC will have only 2 GV's but a much smaller pool of owners that will book there. be on the phone exactly 11 months out, or probably wont get one.

It is the smallest resort, so thus the very few GV's.

Hope to be an owner there with you! Waiting on my ROFR on my BWV contract, then gonna add on there! I don't even own yet and have add-on-itis! :rotfl2:

I don't think the trend of MF's has been that bad. 3%-4% a year is typical. Pretty much keeping in pace with inflation. There have been some exceptions, notably at VB and HH with increased insurance costs due to hurricanes.

Yep, only two. One faces Paradise Pier at DCA, the other faces the resort/pool area. They are the same layout as the BLT GV's.
 
Is there a VGC thread someone can point me to? I want to get more information on them.:)

I was curious how you know the locations of the 2 Grand Villas? I read somewhere that they both faced the Pier overlooking the area that will soon be the water show? I can't remeber where I read it though.

I've been watching the construction, and I can see clearly what appears to be the grand villas. They look identical to the ones at BLT. I can't imagine what other villa would have a two story window in it. If you look at DVCMike's Disneyland trip report, you can see some pictures he took. Follow this link http://disboards.com/showthread.php?t=2179209&page=13 to see his pics of the new pool construction. If you look past the pine tree on the left, you can see a two story window, which appears to be a grand villa. There is another similar window facing Paradise Pier.

Thanks for the info on the 3 bedroom villa, it sure makes sense by the picture. I can't wait to try them - someday!!!:woohoo:

I was wondering, why do the VGC not have a choice of views??? At WDW everyone gets a choice and pays the points according but with the VGC it only has one set of points? Does anyone know this or do you pay the same for resort or pool view everywhere?

I think with it being so small it would create greater difficulty in bookings and placing people in rooms. At first I thought the same thing but IMO none of the views will be bad (except maybe the lower floors facing DCA?). Overall I decided I would rather be able to get a single room than to have only 1 night park view and 2 nights pool view available and have to move.

The resort is very compact and the DVC units are only a few of the rooms. Not all WDW resorts have view categories. OKW, SSR, VWL, and BCV all have only one category with no view choice. Only BWV, BLT, and AKV have view categories.

Remember, the point costs for the GV's are insane. 83 points for the cheapest night - 280 for the most expensive. That's 280 points for one night! There's a limited number of people willing to pay that for a timeshare, which should make it somewhat easier for those that do want to book.

Also, to put things in perspective, BWV is over 5 times bigger than VGC, and has only 7 GV's. They aren't impossible to get.

You can request a view, but there is no guarantee. At OKW, the views are very similar from room to room, with either water or golf course views. VWL rooms are all basically woods view, though some are nicer than others and there are some that look over the pool or have a distant view of the lake through the trees. At SSR, views are basically water or landscaping, though some do have a view of DD. At BCV, there are basically woods, landscaping and architecture, or Epcot/street view.

I have always gotten the type of view I requested, and I really don't think it's any big deal.
 
I had a chance to look at the model villas of the VGC near the DL hotel Monday. Amazing. I'm also a BWV owner as well but the 1 bedroom is much nicer. Larger kitchen with Island, very large dining table to seat 6, bigger living room, the pull out xtra bed (for MIL) and two bathrooms, all in a 1 bedroom.

The DVC CM seemed to say that all DVC units at VGC have a park view, either of the pier area or Grizzley Mountain. I seem to think there was a 3 bedroom that faced the pool. Anyone know where the 50 DVC units are going to be located? I had heard they were 3rd floor and above, but thats about it.
