The DW and I have decided to purchase into the DVC
. Currently we are looking at purchasing from a reseller and I have some questions that some of you may be able to answer.
1) Where the reseller lists the price as being some value say, 75$/point can you and have you made offers for less say 73$/point or are the prices fixed and if you have what were some of the price differentials? I.e. how much less than the posted price.
Everything is negotiable. Every deal is different. The "value" of the contract can definitely vary depending on the status of the points - are there banked points? Borrowed points? Points in the Holding Account? Points in reservation status?
There are also other things to consider before making your offer. Who will pay the annual dues - does the owner want to be reimbursed for dues already paid for the current use year? Usually, the buyer is expected to pay the closing costs, but this is negotiable. Same with the broker's commission, except that it is usual for the seller to pay that.
You also need to know that Disney has a Right of First Refusal. If Disney deems the offer the seller accepts to be "too low", it will buy the contract from the seller at the same terms that you agreed to.
2) If we were to buy into BWV what would the odds be for us to be able to get a 2BR in Sep/Oct time frame. We currently have a vacation planned for POR and BC in September but if we can get into the DVC we hope to use the points we will have available.
I assume you are talking about Setember/October 2003. If so, you may have some trouble as you cannot call for a reservation until after you have closed and DVC puts you into the computer system as the new owner (about a week or so after closing). The 7 month window has been open for that timeframe for several weeks. Any DVC member can book at any DVC resort if the check out date is less than 7 months from the booking date.
It is very unlikely that you will be able to reserve a BWV standard view, but a preferred view is possible. You will most likley have to use the waitlist. IMHO, if you are flexible about dates, room size and resort, you should be able to use points for your stay. You will have a better chance if your vacation dates are before the beginning of EPCOT's Food & Wine Festival, whcih begins in mid-October. That is a very popular time for the EPCOT resorts (BWV & BCV).
OKW is the largest on-site DVC resort and often is the easiest to book after the 7 month window. IMHO, all of the DVC resorts are great places to stay and have their own set of pros and cons (which pretty much are a matter of personal preference).
If BWV is the resort you want/plan to stay at the most, I applaud your decision to buy there. If you use the 11 month booking window (in future years), you will be able to get your first choice of dates and rooms size.[/B][/QUOTE]
3) Any comments positive or negative on any reseller? Anyone you would recommend above all others?
Thanks.

Can't help with your last question, but there are several brokers that have recieved good feedback from posters to this Forum. If they don't chime in here with a recommendation, I'll be surprised!
Good luck with your decision making process!
