Questions about coming a DVC member

I need your help on a few questions if you can help me. My DH and I are about to buy a DVC at AKV this January. :banana: Here are a few unanswered questions for us:
How much would the closing cost would be for 160 points at AKV?

How much longer will the incentives be around?

What are financing interest rates right now for 1, 5, 10 years?

Would we be able to stay at AKV during our next Vacation Dec 3-14?

I can help with the last two questions.........as far as I know.
Financing thru Disney would be 11.75% for a statement account - meaning you will have a coupon book and make monthly payments. 10.75% if you elect the EFT - tranfer.

Dues can be handle one of two ways as well.....lump payment or EFT every month thru the year.

Yes, you would be able to stay at AKV for your next stay. The time frame you would like is very busy so once you complete the purchase book right away. One of the advantages of buying thru Disney is that you get your points right away....

another great option is to use a home equity loan if possible. The interest is decuctable & the interest rate should be much lower.
Our Closing costs was $235 but we bought 320 points, I'm not sure if that makes a difference. I think closing costs are the same.
 
We just bought 225 points in two contracts, the closing cost for the 175 was about $285 but can go as high as $330 depending on the amount financed. The closing cost on the 50pt contract was $0 as it was considered an add-on and Disney always picks up the closing cost on the add-ons.

One year financing is 4.95% but requires a 50% down payment. The incentives can be used toward the down payment so if you bought 160 points at SSR you would get a $10/pt incentive ($1,600) which could be used toward the down payment. If you can afford it the one year financing isn't too bad. The payment on $8,320.00 (50% of 160pt purchase) is just under $715.00 and the total interest would be in the $225-$250 range. The first payment is made about 45 days after the closing date so it is a little more with the extra interest. We were also told that if you pay it off before 45 days there would be no interest.
 

Buy in California. Did you know that you get all the same things you do in Florida? Except the best thing is you have the first opportunity to add on in California when the Grand Californian goes on sale.....

From what I've read here, incentives are added all the time. In other words, some expire, so new incentives are added. Don't rush to buy based on an incentive being "about to expire" . . . a new incentive will come around the next quarter.
