Question regarding termite warranty?

Do I need a termite warranty? We are new homeowners and the company that previously serviced this house is calling to offer us a one year contract to inspect/treat and have a one year termite service warranty for $118. We just bought the house 3 months ago and the seller's inspection came up clean with no evidence of termites, however, not having any experience with this I am not sure if this is something we should invest in. Your thoughts?

We found termites in our home in NJ while we were getting ready to sell it. By the time we discovered them, they had dome some pretty major damage, requiring us to rip out the sheetrock and insulation in an entire room, and replace some studs.

I NEVER want to go through that again.

I now GLADLY pay the fee every year for the peace of mind that I'll have a thorough inspection by a professional every year, and they will pick up at least some of the costif there is a problem.

Is the company that called you the same company that did the clearance letter for the sellers?

Does your mortgage company require a current termite contract? Several do--and keeping it up every year can cost you $100 but save you thousands in damage.

Go thru your papers from the home purchase and find the clearance letter. The sellers may have already paid for a one-year contract....in that case, all you need is to call the company and ask them to call you next year when the contract is up.
