question regarding financing DVC

Hi everyone,

I am seriously considering buying into DVC within the next year, either at WLV or waiting until BC Villas are available.

My question is....are there any other costs, like closing costs, or other fees due at signing other than the downpayment that is listed in the literature? We are saving for our upfront fees now and I am planning on only financing for three years, and then adding on more points. I wanted to be prepared if there are more fees than what the book shows.

I did not think there are any other fees if you are going through Disney to finance. I'm waiting on my paperwork now, so I'll let you know if there are any "suprises".
 
If you are going to finance with Disney, they pay the closing costs. :D
 
I think the only other cost you need to be concerned with is the prorated first year dues. I know I am going to get this wrong and someone will correct me, but since dues are independent of use year, all dues are due in January, and you buy on July 1, you will owe 1/2 the first years dues. I may not be perfect with that, but I think I am real close.

There are no other costs involved at all when buying direct from Disney.

Sounds right. And remember you will owe dues based on the day you buy not the day you close. I believe we received a bill for our prorated dues.I don't think it was in our closing statement.
 
If you buy through Disney and finance through Disney, your payment is the point price; Disney pays all closing costs. The loan will be set up as automatic withdrawal from your checking account and the first payment will be withdrawn in the second month after the month in which you purchase. You will have the option of paying the dues for the year -- you pay the prorated portion from date of purchase as mentioned above--or also put those on monthly automatic withdrawal from your account. If you do automatic withdrawal from your account, that first payment of dues will also be withdrwan in the second month after the month of purchase. With Disney, there are no other charges.
 
Thanks everyone for the fast responses! I am a bit more at ease and can't wait until next year. We went to Disney twice last year and I need to recoup some vacation $$ before joining. Actually, I think Beach Club Villas will be perfect for us. We love Wilderness Lodge, but I think since my kids are getting older, we'd appreciate the nightlife close to Boardwalk. Does anyone know the projected date of availability at BC?

Beach Club is expected to go on sale Fall 2002. However, as shown with WLV's, that could change if the buildings go up quicker than planned, but you shouldn't count on anything like that for sure.
