Question for the experts,

With only some of the units at Kidani which are supposed to be complete and open by 5/1 being declared and even less being sold when do the additionally declared and/or sold units come into DVC inventory for reservations.

If you can’t guess I am waitlisted for a SV studio for a couple of days in early June

I am renting points off my co-worker for our June 14-21 vacation and they tried booking exactly at 7 months for a AKLV with a SV. We didn't get it. I told her not to waitlist me and she booked me at OKW. I thought with Kidani opening I would be able to get a SV. Guess not.

Kidani is opening in two phases. Phase I is scheduled to open May 1, phase II is supposed to open Sept 1.

Even if the Kidani building is fully open, it does not mean all the units will be available to DVC members. As bookwormde said, "units" must be "declared" into DVC inventory. This is done on an "as needed" basis. Since DVC is a "deeded" timeshare your ownership interest is legally tied to a particular unit. As one unit sell out, the "declare" another unit and begin sales in that unit. While I'm sure there is a "declaration schedule" drawn up for internal use by DVC, it is all subject to change based upon sales. Until a unit is declared, it belongs to the Developer, and can be used as promotional developer points, or most likely, turned over to CRO for cash rentals.

Bookwormde, I'm afraid no one but DVC can answer your question, and that depends upon how briskly unit are selling.
 
Based on what I was told by one of their lawyers a number of years ago, the way it works is this. In May, it appears that about 60% to 70% of all Kidani rooms will be finished. By September all are supposed to be done. Regardless of how much of the resort is sold out, DVC members can be placed in any of those rooms even if they are not part of units that have yet been declared into DVC. They don't really differentiate rooms themselves as those available to DVC and those only for rental for purpose of putting people in them. What they differentiate is the available occupancy time for the rooms. If 30% of Kidani is currently sold, then they will be taking reservations from DVC members that essentially fill 30% of the resort at any given time and trying to rent out other portions. As more units are sold, they declare more units into the DVC system (a process that can take years until it is sold out), with the result that the percentage of room time for DVC continues to increase. They undoubtedly use estimates based on progress of sales to determine what they can rent out and what they need to hold for DVC for any period of time, e.g., they are likley trying to rent out more for summer 2009 than they are for next fall based on their estimate as to how much of the resort will be sold by summer and then by fall. As to a wait list for June, you do have a chance of coming off it as a result of more sales opening more time to DVC members. However, you should assume that they may have already estimated into that period what they anticipate will be sold as DVC units by that time.
 
Correct drusba, DVC Members are not limited to certain physical units, but a percentage of overall unts based upon the percentage of those declared.
 
Thanks that is how I figured it worked, looks like there is only the 5th floor of phase 1 left or about an additional Kidani 12 SV studios. I guess I should not hold my breath.

I guess I will have to keep trying for the stump the experts award.
