Question about VERO Beach resale...

I have tried to find some information about VERO resales but there does not seem to be much out there (facts about actual sales that is). Does this mean that few VB properties are being sold or do you think people who are buying them don't post their info on here.

Anyways... I'm curious as to how low contracts are able go and still pass ROFR. What would a medium size contract that is stripped of points until 2007 need to go for to pass??? Any clues????

We just passed ROFR back in the spring on a 400 point contract with 400 banked points @ $65. The Timeshare Store guide explained that it might be risky to go lower than the $65.

Yes...maybe the initial purchase price is enticing and doable..but..you are in "hurricane alley". Do compare the mtc fees over 38 yrs. :faint:
Look @ the 2005 maintenance fees below...VB will only get (MUCH) higher..compared to the other resorts (due to storm repairs).

The bigger the resort..the less the dues.
Yes...the Mtc. fee goes up, usually 2 or 3 % yearly....then there's VB. :eek:

Annual dues for 2005
at each resort per point are as follows:

Saratoga Springs $3.82
Old Key West $3.86
Hilton Head Island $4.03
Beach Club Villas $4.26
Wilderness Lodge $4.35
Boardwalk Villas $4.41
Vero Beach $4.86

I live on the beach, here in NJ, way above sea level and not in a flood zone.

Be smart...Buy somewhere else...Visit Vero !! ;) ;)

Can't agree with this at all. If you love VB buy there. We are going to add on about 500 points there very soon. Having access to one of the finest oceanfront resorts on the east coast and being able to book those beach cottages are our reasons. I don't care about the slightly higher maintenace costs. Buy in is much lower so it is a wash IMO. VB isn't going to be washed away. Besides those points can be used for onsite DVC. Buying into a vacation club isn't all about the money end of things. We bought DVC because we just love Disney. We will buy VB because we love that resort and will return there for years to come.

I purchased a Vero Beach resale several years back and have never regretted my decision. I enjoyed the Beach House very much and look forward to staying again someday.

In the meantime I have used my Vero points frequently for the Disney Cruises. Just seems to come in handy for those, lol.
 
We purchased a Vero resale back in July. It was for 150 points (Feb. use year) with 9 points banked from 2005 and all 150 points available for 2006. We paid $63/point and passed ROFR in about 10-11 days. Hope this helps!
 
I would also stay away from Vero due to maintenance fee history. If you must buy there, don't worry about ROFR. I would not pay more than $60 with current points banked. Negotiate your best deal and if it doesn't work out then go to the next contract. Do not make the mistake of buying a single large (>200 pts) contract there. Also, research how long the contracts have been listed. Absolutely do not buy your first DVC contract there - make sure DVC is for you. If you decide it isn't VB can take many months to sell (vs. a matter minutes for BCV).
