question about resale terms

Hello,
We have been thinking about purchasing resale DVC for some time now. We are very interested in the Polynesian villas, but those are not available resale. We like Bay Lake because of the monorail and walking to MK, but I am not a fan of the decor there. We are looking into 200 points. My question is this: what are the chances Disney begins to only allow DVC bought directly from them to book at other WDW resorts? The fear of that happening would want me to buy direct. We like the idea of sometimes going to another resort. Not being able to do this would be a turn off. The only one where I could see myself happy if those terms go into affect would be the Poly or Beach Club. Enjoying the theming is important to us. I don't want to make a mistake. We may sometime get into the mood to go back to AKV. I also wonder if in a couple years Poly will be available resale.

Not legally possible. No chance at all.

Well, to be clear, they don't allow resales to book other WDW resorts, but you can book other DVC resorts. But I think that's what you meant. While any one resort could theoretically pull out of the DVC system, that would mean all owners at that resort would be restricted to their home resort without any difference between resale and direct.
 
Yes, that is what I meant. Thank you so much. That has been the only thing that has us considering direct. We would like to have the option of staying at another DVC besides our home resort. Although, with the 7 month booking at non home resort, I don't know how feasible getting a studio would be.

There's a great thread where skier Pete and drusba posted on studios for the different resorts at the 7 no mark. Beach club seems to be one of the more difficult resorts to get. GFV is almost impossible. The others depend on the time of the year. Good luck!!
 

The simple solution is to rent your resale points for cash (currently $11+), then use that cash to book your other WDW hotels. This way not only will you get the better value, but you will be able to take advantage of any special pricing or promotions, such as "free" dining. Many direct owners are finding that renting their points is a much better deal financially.

If you prefer the Poly, I'd just buy there. You will not save enough to justify waiting IMO. The savings to be had are for the older resorts before VGF. Otherwise it's simply justifying paying retail for VGF or the Poly.

Agreed, there is not way to distinguish between qualified and unqualified points based on usage at other DVC resorts. It's unlikely there will be any distinction related to exchange companies (BVTC or RCI). Nothing else offers any value worth buying for (neither does RCI or BVTC).
 
I own at Poly and BCV. We're very happy with our choices. My advice: Buy a BCV contract now because until PVB sells out, you will probably be able to use BCV points to book there as well. (In 3-5 years, I believe you'll need PVB points to consistently book there once it sells out.)

If you find you don't like DVC, you'll lose less money selling BCV (we bought less than 1.5 yrs ago at BCV for $84/pt and if we sold today, it'd be for over $100).

My experience suggests that the up front demand consistently outpaces the slight additional availability related to declared but not sold inventory. It's likely to get easier, not more difficult all else being equal. Starting at about 2-3 yrs post sell out.

Except all else isn't equal. This is a monorail resort and easy access to studios hasn't been true of studios at VGF, or some of the value studios at BLT.

Add in 25% of points being dedicated to bungalows (points that will drift toward the much relatively cheaper studios), a target audience that is Poly enthusiasts, a lack of reasonable alternatives to studios, and the very high price for points and I believe that PVB studio demand at 7 months will closely resemble other monorail studios.

Regardless, comparative demand will likely fall off. It doesn't mean it'll be easy but easier relatively speaking in a few years compared to now. We're not far enough along on VGF to judge but the relative number of studios at the Poly and the higher points costs suggest to me that the Poly won't be an overly difficult score going forward for much to the time. When members buy at a resort, esp something that's higher demand, they want to try it. After that some will use those points at other places at times on a higher % later than earlier. BLT hasn't been difficult overall, just the cheaper views. Regardless, my point was that the inherent demand was likely to be less later than earlier and the the slight excess of declared but unsold was less important than that issue. You're welcome to hold a different opinion but my experience suggests otherwise and I see nothing about the Poly to think it'll be different, if anything, I think it'll parallel BLT to a degree.
 
I predict 1 and 2 beds will be in higher demand, especially at the near park resorts-- and likely the monorail resorts-- due to poly's enormous number of studios. The poly owners are likely to want to try 1 or 2bds

BLT studios are TINY and costs the same as poly studios (or more depending on view). However, BLT 1bds are HUGE (bigger than most 1bds).

My order of preference:
Studios: poly or BWV std rooms

1bds: BLT or BWV std rooms.

2bds: all are good but BWV std point savers are soooo compelling. Luckily I'm a BWV owner. Lol.
