Question about annual dues

Hi,
I am a brand new DVC member, and I was just perusing the official website which states the annual dues are due by Jan 15th. I have just given them 10% for a deposit. I have received a temporary member card, and haven't received the paperwork that states I am ''officially'' approved. Will I have to pay annual dues by 1/15? I don't mind, I guess, if I do, I was just wondering.

You won't owe any dues until after you have closed on your contract. It sounds as though your closing has not yet occurred, so you won't owe anything for awhile.

DVC will assist setting up your dues payment at time of closing. Current members have not yet received our dues statement (it will be sent out at the beginning of next week) and dues are payable January 15. Many will set up auto-debit from a checking account (MS will assist with that transaction).

Thanks for clarifying that for me. I don't close until 3/31, so I guess I won't have to pay the dues at this time then. I guess I won't worry about it until they set it up with me.

Your dues will also be pro-rated for the 2005 year based on the Use Year (if you have an April Use Year, you will pay 9 months of dues for 2005). If that's the Use Year, you'll probably pay about $3.04 per point based on the dues estimate provided tus far.

I would talk to your guide about this. We were originally given the impression that if we bought SSR, we would not have to close until May, when the building opens. When we called back to confirm, we were told we had 60 days to sign or they would null the contract. What they meant was that since the building wouldn't open until May, we had no payments or maintenance fees until then.
 
If you won't get any points until October, 2005 (and didn't "sell back" your 2004 points using Magical Beginnings) you will probably pay only 3 months of dues for 2005 (about $0.96 per point for the year). Even though you may be able to borrow those points for use prior to October, your dues will be minimal for the year.

If you will get 2004 points at closing at the end of March, you would pay 9 months of dues for 2005. If you get no points (as mentioned above) you'll likely pay only for the 3 months you'll have the use of those points.

I'd definitely check with your guide to be certain of the timetable for closing and payments.
