Ok. We just bought 200 pts at BLT. haven't even closed yet but can see a need to increase pt in the future already.

Will we be able to add on BLT points in a yr to yr 1/2 if it is sold out? At that point would it be better to do resales? I really think that we will need an extra 100pts my guess. What if we decide to do direct and they aren't selling BLT anymore? will that totally screw me up in trying to book 11 months out for a trip?

As you can see i'm a newbie but very excited about the possiblities we can do. Hopefully starting a tradition of going down on sons Bdays starting this OCT!

Thanks for any advice given!:thumbsup2

Even after a resort sells out, points become available through Disney as a result of its exercising right of first refusal for resales or through foreclosures. Thus, even today you can still buy at all the sold out resorts. You may have to waitlist for them and usually there are no discounts off the stated price for them. Whether a resale is better just depends on resale prices in comparison to Disney and what is avaialble at any given time.

Disney will always be selling BLT, even after it is "sold out". Disney acquires contracts in a couple of ways. The first way is that some people end up in over their heads financially and fall behind in their mortgage payments. After a few months Disney will foreclose on their contract. Those contracts are then re-sold to new or existing members. The second way is if a member decides to sell their BLT contract, Disney has the Right of First Refusal. They get to review the "deal" and if the selling price is low they step in and buy the contract back. They then re-sell it to new or existing members at their current selling price.

All DVC resorts are still being sold by Disney. For some resorts (BCV for example) you would almost certainly end up on a waiting list for anywhere from a few weeks to a year until Disney acquires a contract with the right Use Year. For most of the other resorts there is little to no wait for additional points.

As to whether resale is better than buying direct, it depends. Buying direct gets you full current-year points and pro-rated dues the first year and currently no closing costs but you pay Disney prices. With resale some contracts are "loaded" with points while others have been "stripped" of points for the current and next UY. There will be closing costs ($500 or so?) and many brokers add in full rather than pro-rated dues reimbursement for the current year. For small-ish contracts, your "loaded" cost per point could end up close enough to Disney's that the convenience factor of buying direct is worth it.

Resales will always be available. That a look at some of the current resale listings. You will see all of the resorts including BLT. Buying later shouldn't be a problem.
