You’ll get 2024 points with $0 2024 dues if you buy in 2025 but before the start of your use year. You’ll pay prorated dues for 2025 by when you agree to buy.

I think odds are at least as good that direct prices will be higher early next year, though. Base price will almost certainly go up at the end of the year.

I initially read your message as reflecting that you have an existing July use year, but since that doesn’t exist I assume July is when you plan to travel. The use years don’t quite work the way you seem to be assuming, so I would look around a little to learn more, but suffice to say that if you expect the price to be lower next year, you expect your travel dates to be available even after the 7 month window opens for other resorts, and you are going to advocate for a specific use year that falls after you buy, you will still get the previous years points and you won’t pay any dues for them. As far as I understand, they will bank them for you if you buy in the last few months before the start of your use year, too.

No, that’s totally correct! It’s just that when you buy, you get the points from the contract’s current use year. And a June use year contract will be in the 2024 use year through May 2025.

You get 2024 points now. It’s not a horrible time now to buy for a June UY.

But, let’s say you wait until May to buy. Assume the price is the same. You’ll get the same points, but you’ll only pay dues for May-Dec. That’s the advantage of buying close to your UY.

Yes, I’m catching that now, good point! Although we need to travel in July and I doubt we’d be able to book much if we don’t purchase until May…

I don’t think I’m brave enough to wait for better incentives, it feels like the button is about to be pressed!

I’m not sure if you’ve read all 114 previous pages of this thread, but it’s come up a few times here that if you want to hedge a little you can use a delayed close, which would just mean spreading out your payment (also works for down payment if you’re financing) over 90 days.

Points become available in your account (and your dues start accumulating) as soon as you agree to buy, not when you close. But some folks here say that DVD is able to rewrite contracts prior to close to take advantage of new incentives if they become available.

I’ve never seen it happen, but worth a shot and costs nothing.

I’ve seen a lot of people suggesting holding off on buying direct Poly contracts for now to see if better incentives come up in the next 18 months. However buying now means getting full 2024 points to bank and use in 2025 (July for us), with minimal 2024 dues, which feels like a bit of an incentive in itself? Or am I missing something? Very new to DVC so please keep me right! I appreciate that overall direct Poly points are an expensive option.
I think it was discussed much earlier in this thread that most new Poly purchases would start with 2025 UY points? Am I misremembering?
 
While I agree some of those lower floors are going to have some perhaps questionable (or less desirable) Theme Park View rooms, the whole building on this side at least has nice views of CR! 😂😇

Hard to see with DIS pic quality, but if you zoom in on the right Terrace Garden/Portal, you can see they’re installing that weird birdcage thing you see in the renderings.

What does everything think the odds are on this staying public space? I’m wondering if this becomes some sort of a rental/party room that can be booked for private events. It’s just such a weird setup for a public garden. Has the mouse ever tried something like that before?

I have not clue, but I have to think it's a win for design either way. Assuming this space is the same dimensions as a Studio, they've made a decision to choose design/aesthetics over adding just another room. If the space ends up being a money making venue, that wouldn't surprise me either.

The first thing that comes to my mind are the random balconies at Animal kingdom lodge scattered around the resort.

Impossible! DVC would never take a space that was initially thought as a members gathering spot, let's say an attic space in a new resort along the boardwalk, and make it a commercial space, closed to the public and rented out. Never!

These actually appear to have the footprint size of a 1-bedroom unit.
 
There are 4 areas like this.
Two facing the lake are 2 studios or 1BR wide and 2 floors high.
There are also two facing the monorail side. One is also 2 studio/1BR wide and 2 floors high. (Very close to the same location of one facing the lagoon). The last one on the monorail side is only a studio wide but still two floors high.

IIRC, the two that are very close to each other (where one 1BR ends on one side, the 1BR section on the other side floor off begins just a floor difference) but facing different sides should have a hallway where you can enter one or look down on the other side via the glass wall.
 
Im not so concerned about them paywalling this area, my concern is that everyone will crowd these areas to see the fireworks from. Not so much from the folks staying in the island tower, but from everyone else that wants to take advantage of the views.

I wouldn't be surprised if there were some sort of limitation, such as requiring proof of staying there (key card, MB, etc. for a room in the tower), to keep people not staying there from entering those areas.

FWIW, Disney has in several spots used the phrasing “Guests staying at the Island Tower enjoy exclusive access…”. While marketing speak and operations could always take different paths, I take it literally and highly suspect the tower will be elevator access controlled 24/7. If not all day, then at some point early in the evening. Or the garden doors themselves will be access controlled. We’ll have to see of course, but to me makes all the sense in the world. Do people abuse access controls? Yes, of course, but it at least thwarts many.

Also, between the heat and angled views needed for fireworks, I’m not convinced these things will really be ‘all that’. Great for those towards the front but it’s not like everyone in a garden cubby will be able to see. Guess we’ll see though!

There may be some initial competition, much like Top of the World had initially. I would be surprised if these are busy place long-term. Unlike ToTWL, there will be many rooms on this side of Island Tower with as good or better views from the room balconies. I'd rather sit with my wife on my balcony with a lapu lapu than stand with 20-40 other people in the pocket garden areas.

Plenty of areas at Polynesian resort with great views. Many with families will be by the dance party so the children can run around. Beach is a great area. Sunset point has benches to watch fireworks over the bungalows. That's not including Wailulu bar and grill will a view (food and beverages). The lava Pool and now Moana pool area. Pier is a nice area with several benches.

For watching fireworks, I'm not sure there is a resort with so many great places to watch the fireworks from?
