Wish us luck, we put a bid on a house tonight. We have been renting for a little over a year now, since we moved back to Texas. And I am so ready to get into my own home again to garden, decorate, etc.

The house is vacant and has already been on the market for 130 days, so hopefully we wil get it.

I hate the waiting part, it makes my stomach all knotty!

We did low ball it, we offered $20K less, plus a new roof and they pay all closing costs. I know we won't get all of that, but we wanted to leave room for negotiation.

Good luck! I hope you get it. We put a low-ball offer on a house this week and the sellers replied that they were insulted and wanted the full price. Oh well. They won't get it. House needs alot of work. I hope yours works out!

Dh and I have low balled on every pre-owned house we have bought....We have gotten two of the homes at our offer.....However, I thought our real estate agent was going to have a coronary....I know part of it is the commision but they acted totally put out that they would have to make this offer....How did your realtors react when you low balled an offer??

Our realtor was actually great, he was the one that suggested low-balling them. I was kind of surprised, because when we bought our previous house our realtor was like yours, acting like we were crazy for suggesting anything off the house. But we got lucky and our realtor now is all about what can we get the seller to give us, he almost sees it as a challenge! I think its because he has been in the business for a while (he is a grandfather) and feels like he knows how to "get the best deal". Which is fine with me!

And also the seller has a $1,000.00 bonus that goes to the buyer's agent and he told us that he never accepts the bonus, and will give us the $1000 to use for our closing costs, etc.
