Purchasing Direct vs Resale Question

Ok, I am sure this has been asked and answered a MILLION times over, but my search queries have not given me what I am looking for.

After crunching numbers we have decided DVC will work well for our family. The incentive we were offered at the presentation amounts to 20 extra points per hundred at AKV (we would be buying around 200 to get 240). Now, I like the idea of buying resale and saving some money upfront, but my big question is restrictions. If new ones are implemented (such as the rumored no usage at GFV or restriction to home resort only), will this be retroactive for all resale purchases made from day 1 or just from ones made after the restrictions are put in place? Has anyone had a resale from BEFORE the current restrictions were made, and if so did they apply to you or were you able to still use all the original options?

We plan on using it just for WDW stays, but 47 years is a long time to commit to vacationing in JUST one place. I am certain DVC will continue to build new properties here and around the world, and we would like to be able to take advantage of them.

Any thoughts are appreciated!
 
The short answer to your question is that no one here knows what Disney may or may not do in the future. Anything you've read in that area is sheer speculation or unsubstantiated rumor.

Resale purchases made before the current restrictions were put in place are treated the same as points purchased directly from Disney. They spend the same as points purchased directly.

There is no guarantee that Disney will grandfather in resale contracts purchased prior to the time they make further changes/restrictions to resale points (if they do. Again, no one here knows for sure what they might do).

You can still use points from resale purchases to trade via RCI so you are not restricted only to DVC resorts. Keep in mind that you have the option of renting your points if you cannot or do not want to use them in any given year.

With a resale purchase, you will be giving up the ability to use points to pay for options from the Disney Collection (including cruises on DCL), the Concierge Collection and the Adventurers' Collection. Most here believe those options are a very expensive way to spend points.

When they made the 1st set of restrictions all resales were grandfathered in so those resale points are treated exactly like direct purchased points. Nothing was retroactive. If and when they announce another set of changes all resale points from that date forward will be affected. Last time they announced the changes ahead of time and there was a huge flurry of resales to get in under the wire/deadline. We have no reason to believe that they will do anything differently this time. BTW you can still travel to other places on your resale points now, you just can't cruise on those points and use them for a specific Disney Collection. Not certain which one, I'm sure someone else will know.

I wouldn't worry about the restrictions as they stand now. If you want to vacation at WDW buy your resale now, BEFORE they announce any new rules.
 
Unfortunately, no one on here can offer anything more than speculation on that point.

As I understand it, your purchase legally entitles you to points to be used at your home resort. Everything else is technically a perk that can be taken away at Disney's discretion -- and I believe that includes the right to transfer (all: feel free to correct me on this point if the right to transfer is something written into our contracts as well).

One can assume that any restrictions on resale would be prospective only because, wow what a maelstrom of discontent -- and plunging resale values -- Disney would face if they retroactively restricted resale points in that fashion, but who knows, they might do it anyway.

We just don't know. I doubt they've even got it completely hashed out at Disney yet, lol.
 

You probably know this, but if you do purchase 200 pts direct (+40), it may be best to purchase two 100 (+20) contracts.

We would have preferred to purchase direct, but the savings to buy Resale were too good to pass up, so we will take our chances with regard to any future changes that may or may not happen.

Respectfully, no one from Disney ever said that. It is an assumption that may or may not be true.

Can I ask why?

you would have more options down the road.

if you had 2 children and wanted to will 100 pts to each, you could do that. if you decided 200 pts was too many, you could sell 1 contract and keep the other.

also, it's probably a little easier to sell a 100 pt contract than a 200 pt contract when you need to resell.
