Hello Everyone - I would appreciate thoughts about a purchase decision. We are a family of 5, live in Florida, and plan to visit 3-4 times per year. We have narrowed our choice to Copper Creek and Poly where our guide indicates there is now an incentive being offered (we prefer to purchase direct from Disney). Can anyone advise about the pros and cons of each, can you request a specific use year, and are you able to get any unused points once you decide on a location. Any other things to consider or negotiate are appreciated. Thanks in advance.
 
Yes you should be able to request a use year. Whether it is available with current points changes, so it could take a while to get current use year points. Sometimes they have them, sometimes they don’t. Unused points does not exist when you buy direct. For example if you want a December use year right now, we are now currently in December 2020 use year. So you would get points for 2020, then points for 2021 starting on 12-01-2021. But if you wanted say June use year you would get points for June 2021 nad so on. You would not get 2020 points because we have passes June’s use year for 2020 points. Just a heads up since you are a family of 5. At Copper Creek you will either need 2 studios or a two bedroom. You cannot have 5 in a studio or 1 bedroom there it’s 4 and 1 child under 3. But Poly does fit 5 in a studio.

December UY is subject to availability of those points to sell. At the beginning of this month, I inquired about an October UY for RIV, and both guides I talked to said that they had to talk to management and they ultimately said no because there were no Oct UY to sell.
 
We don't know what your family's considerations are or what you value. It is hard to advise on this decision when we don't know what your values are.

I don't know why anyone in Florida would buy direct from Disney. You don't get much for 4-5 figures IMO, and there's a lot on the resale market. I'd be making offers and playing the field. I wouldn't cram a family of 5 in any DVC studio with kids over 5. The pull outs are not ideal. I'd rather buy resale and stay 1BR, preferably BLT/AKL with an extra bathroom.
 

I was also considering CC when I purchased direct, but being a family of five, I soon realized that their studios and 1 bedrooms only accommodate four. Poly studios will accommodate five but don’t have the option of 1/2 bedrooms. if you will only be booking studios, Poly would be the way to go :)
 
Certainly don't know the specifics of your family or vacationing style but...as a family of 5, I'm not sure either Poly or Cooper Creek are ideal. We are also a family of 5 so a couple of things to consider...

With Poly (unless you plan to "pay the price" for the Bungalows), you'll basically be limited to studios. I know the studios can sleep 5 but trust me, 5 in a studio is TIGHT (but you can do two studios). Conversely, the studios and 1 bedrooms at Cooper Creek only sleep 4 so you'd be limited to 2 bedrooms (or cabins). So if Poly and Cooper Creek are truly your only two options, you'll want to strongly consider how your family of 5 will want to vacation long-term - do you want to try to cram into a studio or budget enough points for a 2 bedroom (or Bungalow/cabin).

My suggestion would be to perhaps take a look at the Grand Floridian or Bay Lake Tower. As a family of 5, they'll give you some more options/flexibility. At BLT, you can do 5 in a one bedroom (or two bedroom). At Grand Floridian, all rooms accommodate 5+ so you have the flexibility of studios, one or two bedroom.
 
We are a family of 5 from Florida and CCV and Poly are not top choices for a family of 5. CCV the rooms are very small and a 2bedroom or a cabin are your only options and you only have a studio or bungalow (way too many points) to choose from. BLT would be your best choice in the MK area. RIV is a great choice too with the large studios and nice mix of 1 & 2 bedrooms if you are going direct as they have decent incentives. We love AKV kidani for the extra bathroom in the one bedrooms (BLT has it too😊). My 3 kids are all teenagers now and we need the extra space especially if it’s a resort only stay. We aren’t park commandos anymore and enjoy the resorts just as much as going to the parks.

I would not recommend CCV or Poly if you are a family of five. CCV rooms are pretty small since it was a hotel converted to DVC. Poly is only studios unless you want to unload a lot of points for a bungalow. There are some incentives on right now if you buy direct. This may be a helpful article for you:
