Problems with sellers thru TTS

Is anyone here selling with TTS and having problems with buyers? I have put a few of my contracts up for sale and am having problems with buyers committing and then backing out at the last minute. I have one 50 point contract that has just had the 4th buyer back out. Every single contract so far has had at least 1 buyer commit and then back out and some of them have had more than 1 buyer back out. What is up with all the flakes? Seriously people if you can't commit to purchasing the property - don't make the offer because you are taking my property off the market for someone who might actually want it! Sorry, vent over but this is ridiculous.

It is a 50 point VWL contract that listed in July.
 
It can go both ways. When I bought through TSS, my sellers were the flakes dragging their feet with the documents.
 

It went the opposite for us. We saw 3 similar 150 point contracts--little difference in 2007 points and use year. We made offer on one and the seller decided he did not want to sell. The other 2 contracts were sold before we could make another offer.
Sorry for you as a seller and the resales companies dealing with the indecision.

I was just curious b/c when we were looking to purchase I had contacted TTS about looking for a small contract at VWL. Then I saw a couple come and go quickly - and one came back again then was gone again. Anyway, I never heard from TTS about anything and ended up buying thru another reseller. However - yours was not that contract.

I am sorry to hear that you're having such a difficult time with your sale. :sad2: Our purchase went very smoothly and I feel pretty lucky about that after hearing about others problems.
 
Whew! :scared: -- I was starting to panic that you knew something about our contract I didn't know! Got to the bottom of your post though before completely losing it and calling TSS to make sure we were still in closing.

Figured out pretty quick I'd panic didn't you? :rolleyes1

Sorry you're having problems selling your other contracts. If I had the cash, believe me, I'd be contracting more points. But we don't want to finance a purchase or I'd buy your other VWL.

Already have plans for the one's in closing though!!!

I guess I better keep my figures crossed. One of our contracts that we are selling has all the paperwork completed, but can't close until 11/3/08. The other contract for 60 SSR points we've only received one very lowball offer that I declined. I'd give it to a family member before I'd sell it to a stranger that low.
 
I can't believe you are having problems with your contract. Those small VWL contracts usually get snapped up pretty quick! I've been watching.....;) and wishing.........
 
We had a problem with the buyers. We accepted a fairly low offer on some OKW points (high enough to pass ROFR, but we probably could have done better, but since we were "trading" for BCV points, we wanted the transaction completed ASAP).

After the offer was accepted, the buyers asked to postpone the closing by 2 months. Again, we figured a sure thing (even delayed) was better than re-listing and waiting...

When the delayed closing date came and went, we heard nothing. (We were out of town at the time.) We checked on it later and found that the buyers sent a PERSONAL check ON the day it was supposed to close. In other words, the ball was dropped somewhere.

We were given the option of backing out of the deal, but again, that would have delayed things for an indefinite amount of time. We finallly closed, almost a month after the scheduled date.

I have to admit that when I raised my concerns to the broker, they were responsive and we will use them again if we sell more points. (For this reason, I decline to name the broker.)

The point of all this is that it is not always the sellers who hold things up. :sad2:

Did the contract have current points available? I'm wondering if they found a contract with a better deal (for example, banked points).
 
I had the oppisite problem... I was putting in offers (at differnt times) on 3 different contracts when I was looking at resale and everytime it came back that the seller decided they didn't want to sell.
 
I am so sorry for the problems you are having. We bought a small OKW contract this summer through TSS and everything went very smoothly and very quickly. We plan to buy a few more small contracts, as the vacation budget allows, during the next couple of years. Personally, I would not make an offer until I knew I had the $$ in the bank to pay for the contract.

Like the others on this forum said, the small contracts seem to disappear very quickly. Please do not give up posting your contracts, there are many of us who will follow through in purchasing. And thank you sellers for sharing.
 
You'll occasionally hear of problems both with buyers and sellers. I think those are isolated individual issues -- not a problem with the broker.

The only reason I could guess for repeated backing out on the same contract would be if the contract was overpriced and people were able to find better prices for a similar deal.

Usually, though, it's a problem at the other end that the broker really has no control over.

When we first bought resale, we ran into a seller from Argentina who was just flat unethical. Needless to say, we withdrew our original offer and purchased a different contract at a better price.

I've also seen both buyers and sellers from other countries back out when they realized the total costs of buying or selling. In some countries, just having documents notarized is a considerable expense, and people sometimes back out for that reason.

Nope - not you, it is the other VWL contract that I am having problems with along with the 50 points AKV contract and now my SSR contract. Actually the contract you bought, someone had flaked out previously on too. FYI - I am sending my signed paperwork back today, but I have a call in to them because I am unsure if I fax it or overnight it - there were no instructions.

If this were a one-time thing, I'd think it was just a couple of goofy buyers, but this is consistently happening with every single contract I have up. One of my offers have been for it to close in mid-January - that's 5 months away.

If your SSR contract is for 50 points Aug UY I noticed the sale pending was taken off. I wish I had the extra cash...I'd love that contract. I have to save it for GC.
 
Not using TSS, but we had this happen with our first sellers. They said they mailed their signed documents and they never showed up and then no one could get in touch with them for 3 weeks. Finally on the day we found and started a new contract one of the sellers called and said they were getting divorced and the other seller was being difficult with the paperwork. Cost us over a month just waiting around. Luckily we found another one for AKL for the same use year but had to start over. UGH!

I had a buyer back out of my 50 point OKW contract, but I got to split the deposit with the realtor. we got all the way to closing, but they didn't have the funds to purchase at the last minute.

So I made $400 on that and I still have the points. Got a call the other day that there was another person interested in that same contract and we accepted their offer, but it still shows as for sale on the website.
