I come here and checkout some of the DVC resales and it seems as if some of the prices are dropping. Any one agree? And if so do you think disney has over sold with SSR or is it just keeping up with the real estate market? Could they go lower?
 
Resale prices at older resorts are bound to begin dropping sooner or later, now that AKV and SSR have later contract end dates. The resale value is no longer as great for contracts that end 12 to 15 years earlier. Also, the market is maturing, ealier purchasers may have had a change in lifestyle or circumstances after all these years, and are selling now for a profit, if they don't travel as often. Some members are selling off their older resorts to trade for the newer resorts and longer contracts.

Obviously the overall market isn't oversold, DVC is still building and selling briskly direct from the developer.
 
I agree with Chuck, but keep in mind that resale prices dropping are only meaningful if Disney also drops their ROFR floor pricing. I'm sure they are keeping a keen eye on resale pricing and new sales to make sure SSR and AKV sales aren't dramatically impacted by resale prices.
 
As I just posted on the ROFR thread. Disney stepped in and bought the contract I was purchasing. Here it is. Price drop? They snatched up 150 pretty quick (10 days in ROFR).

SSR 150 (aug) $83/pt, seller pays 07 dues, buyer pays close, 216 coming in 07, non-member.

Like I said on the other thread, STRIKE ONE!
