Prices and availability for add-on resales?

For months, I've been trying to buy a Boardwalk resale with full banked points, with no luck -- someone else always gets there first, even with my name on the broker's call lists. (I guess I'm not the easiest person to reach!)

In my frustration, I bought a non-DVC timeshare. [Hangs head in shame :sad2:] It wasn't in Orlando, Vero, or Hilton Head, of course -- I wasn't desperate enough to buy non-DVC in a city that has Disney! :scared1:

Actually, I'm pretty happy about my non-DVC purchase, and I think I got a good deal. But my urge to buy DVC *immediately* has not gone away, despite this other purchase!

Looking at my wallet, I'm now thinking that I should buy a smaller contract, rather than committing my entire disposable income to timeshares. However, resales in the 80 points or less range (on-site -- not Vero or HH) seem just as scarce as BWV contracts with full banked points!

Ok, so the question is, what is a good price for an add-on resale contract?

I have an opportunity to buy a 65 point OKW contract at $70 a point. It's use year starts soon and is a convenient use year for me. It has almost all 2004 points, and about half of its 2003 points are banked into 2004. I'd be responsible for closing costs ($375 -- closing really adds to the per point price on these small contracts!) and 2004 maintanance fees.

I was just looking at the thread on ROFR, and some people obviously have gotten more banked points, and/or paid a lower price per point. However, none of those were less than 150 points. I'm thinking this deal may be about as good as it gets for such a small contract.

I'd prefer Boardwalk to OKW. However, finding a Boardwalk add-on with a good use year may take a while. I'm tired of waiting!

So, do people think this is a good price for an add-on? Have other people had luck buying add-ons?
 
I did the same thing, and paid about the same amount, and love my small OKW package. I then did a small BWV add-on through Disney when they opened up the extra space last year. I'm very happy. I use my other timeshare for trading, and my DVC for the Disney fix.
 
I think that $70 a point for OKW with banked points is a good price. You can always make an offer. You're right that the closing costs add to the price per point with the small contracts. Smaller contracts are less money and thus seem a good way to buy into DVC. Disney isn't as helpful to current members regarding add-ons. You used to sign up to be on a wait list and forget about it, your guide called you when they were available. So now, with the smaller resale contracts, non-members are competing with members for the add-on. We have asked our guide for VWL points, but I'm also among the seekers of a small resale contract. The first time I wanted to add on to VWL through Disney, it took less than a week. I first called our guide about points 2 months ago, and I've called her at least 4 times since, and no points have been available there with March use year.

So, pixie dust to help you make a decision.

Those smaller contracts don't appear too often so I would snatch it up if I were you. We just paid $65/pt for OKW but it didn't have any banked points and more that half of the '04 had already been used. With the price increase from DVC, it is only logical that the resale market will go up as well -- so get it now as the next one you find will probably be even higher!

Calypso*a*go-go, was the $65 price for a small contract (add-on size) or for a full-size one?

I think you are right, if I don't buy this, who knows how long it will be before the next one comes along!
 
Yes, thanks! I think I will go with this 65 point contract. Since I should be able to sell for not much less than what I paid, if I find a "perfect" deal on a BWV contract, I can sell this OKW contract and buy that.
