Priced Per Point

When looking at the DVC resales, there is the asking price listed, then there is a price per point listed. What is that for? When I add the price per point and the amount of points listed, it is way above the listing price. So I'm confused on what that actually is. TIA!

If the owner wants the buyer to pay MFs (maintenance fees) for the current year that may be part of the total price to buy (and would add $5-$6 per point depending on the resort in question.) I'm not sure, but the total price to buy desired by the seller may also include buyer to pay closing costs.
These are just starting numbers and you can always offer less, I had a total price per point I was willing to pay in mind and didn't care how we broke that down.

These appear to match up.

[160 point contract] multiplied by [$77 per point asking price] = $12320.

Yep it adds up to the right amount just as bwvBound stated. You must be looking at the 129 points and the 160 points coming. What this is showing you is that they have already used some of their 2014 points, 31 to be exact. So, if you were to purchase this contract you will not have a full load of 2014 points.

$12,320 is the price of $77/pt. Total cost is also explained: price/pt plus closing ($480) plus MF for this year ($770.13 and that is 129 points you'll get in 2014 X MF for AKV of $5.97/pt ---- 129 X 5.97 = $770.13) --- total cost to buy 12,320 + 480 + 770.13 = $13,570.13

That's the asking price, but all of that is negotiable.

Annual MF = 160 X 5.97 = $955.20 but those fees will go up every year, something like 4-6%. The MF are due in Jan, but you can make monthly payments. Monthly on the current MF would be $79.60/month.
