POR question

Hi guys! I will be staying at POR for the first time starting next Monday (16th) I really want to stay in the mansion section as opposed to the bayou. Other than that I have no room preferences. Well it does have to be non-smoking! I know a lot of you make very specific room requests either through fax/email/calling. I was wondering if I should try to inform them ahead of time that I want a mansion room or just ask for one when I get there. How is the best way to go about this? Also what is the real benefit of making these requests? Are they usually carried out? Are you afraid of getting a bad room if you do not specify? We do not have to be closer to the food court or the pool or a bus stop. In fact a quiet room further away would be better even. What do you guys suggest?

I have been to WDW tons of times but this is my first onsight time. Coupled with my first return to FL and to see my mother since I moved to Indy. My mom and I are spending a few days in FL to have some fun!

I stayed in the Acadian House last November. I found it to be very quiet, and I didn't feel a long walk to anywhere. The quiet pool was at the next building over, so that probably contributed to the lack of noise.

The bus stop was right out front, they have a beautiful fountain and butterfly garden, and the walk to the food court, pool, etc. was not bad.

I have made fax requests at my three on-site stays. CSR met almost all. ASMo and POR met all of my requets -- which are generally always the same:
Non-smoking (the only request that is REALLY important, as I note on the fax)
Top floor
Corner room
Back side

I just always mention in my faxes how we are looking forward to our stay, yada, yada, yada, and that I know these are only requests and nothing is guaranteed.
I thank them profusely for the time and consideration, yada, yada, yada...

I requested a mansion, Magnolia Terrace, and got it. :) Although the AB looked very nice too, from what I saw. I think either way the grounds would be very nice.
There seemed to be more shade/green enclosed areas in AB. (Much if not all of AB seemed that way. But we basically were just going through on a golf cart. ;) )
While the mansions were blooming shrubs, bushes and trees with a gazebo (in front of Magnolia Terrace).
I did really like our location. On the backside it was quiet. There was a bus stop right behind us. And just around the corner was the quiet pool and laundry room.
We were on the backside, on the left of the building, as you are facing it. The walk to the main pool and building was right there too.
