It would be wise to think ahead. However, that was just one of several reasons why it makes sense to have 1 condo Assocation. About the only reason to separate them are resale restrictions, which many owners seem convinced are doing more harm than good for DVC sales.

This, and a very slight increase in what the points could potentially be sold for since it would be a longer term.

Other than those two items, I simply can't see what a new Association would gain them. They solve so many other standing and potential issues by remaining within the same Association.

It WOULD be wise. And yes, most owners hate the resale restrictions. I just don't think the restrictions are going away. And if Disney keeps absorbing new resorts with old condo associations bypassing future restrictions, they'll continue to isolate Riviera, further hindering sales there. If they were thinking about rolling back the restrictions at Riviera, I think they would have done it by now. I agree that having one condo association probably makes things easier. I guess we can all speculate until 2024!

I shutter to think what they will do to alleviate the points problems with bungalows, but I do hope they do something beneficial and meaningful....these are not words I am completely comfortable using in the Disney context these days.

By putting what could be 400 potential new units (a few million points) into circulation under the existing Association, they would spread out the points to a much wider owner and accommodation pool, thereby easing the problem significantly.
 
I'd like to revise my room estimate to 250-300... In comparing it to Gran Destino Tower at Coronado I think we will be closer to those numbers based on the number of rooms and floors.

In reading through some of the condo association debate I don't know which I'd be more fearful of...
1) Same association with the ability to reallocate bungalow points?
2) Different association with restrictions?

Sounds like two crap sandwiches right there...

Understood and I do agree... My concern is how badly they screw up potential to improve the situation by messing up something else. I hope they do seize the opportunity and make a superior product as it can be.
 
I love the poly, and the addition of larger villas (hopefully) is much needed. But, the poly is always so crowded now. I can’t imagine how much more crowded it will be with the addition of all those new villas. I don’t even want to think about all those new guests trying to get on the monorail either - rope drop will be even worse on the monorail.

This is why nothing beats the Contemporary and BLT. That short walk is priceless!

There may be some that choose to walk past the GFV to MK from this new building. I'd have to consider it. But, from the other DVC buildings it would likely be TTC to MK for me.

crap sandwiches.....doesn't exactly evoke quality. I think your first scenario is worse. Neither sound appealing.

I'm hoping the new building will have its own monorail stop. Probably never happen but a guy can dream. It will have its own pool, lobby, restaurants, etc so hopefully that won't affect Poly 1 that much but I have no idea.

Yep. Just spent 4 nights at BLT this past weekend. The walk to MK is an amazing perk. But, we also walk to MK from VGF. Just a little longer than from the BLT, but also an easy walk.
 
Time will tell whether this will be a success or not. No sense in criticizing it yet if it hasn't opened. Remember... Riviera received a heck of a lot of hate, and now it's many people's favorite resort on property.

There is one thing that I am very certain of, though... I'm really going to miss the tranquil walk from Poly to Grand. On my trip in January, I was so blown away by how beautiful it was, that I recorded this quick video clip. I relaxed up on that staircase for over an hour, just soaking it in.


The beach on that side of the resort was always so peaceful and quiet. I suppose that's a rare commodity on property nowadays. But who knows. This new building may turn out to be a hit. :confused3
 
I'm quite sure the new expansion will have those room types. My point was that if you put this new building in a separate condo Assocation with a 2074 ending date, the original association (with just Studios + Bungalows) will be very difficult to market on its own come 2066.
There's nothing that says a new association needs to have a 2074 end date.

- New condo association which expires 50 years from resort opening (which would be 2074)
- Add new units to existing condo association and retain same date (which would be 2066)

In the realm of possibilities, yes they could decide to completely change things up this time around. I don’t really see any reason to believe that will happen.

And then there was Beach Club
 
DH and I were just wishing about this a couple of weeks ago. "We wish that the Poly would add 1 bedroom DVC units." Most likely we will add additional points.
