I just called DVC to see what they had for Feb. and I was told I can't use my points till May. Why does it say my use time is Dec. 2008? I am new at this so I am not sure how this all works.

Thanks

It sounds as if you purchased AKV (Kidani). If that is correct the points there are not available for use until the opening of the resort which is May 1st, 2009. Also, your dues will be prorated to that date as well.

Did you purchase at the AK. The new section (Kidani Village) will not be open until May so you cannot use your points at the AK or anywhere else until that section is open.

However, if your use year is Dec you will receive a new alotment of points every Dec 1 that you can use starting Dec 1. Its just this year you can't use them because Kidani Village will not be open until then.

AS others have mentioned, if you purchased in Kidani, your building will not be completed until May. In order to use your points at other resorts, your resort must be open and operating. Just as you have the ability to stay at other DVCs resorts, your resort, in turn, must be able to accept reservations from owners at other DVC resorts to officially be part of the DVC system.

Looking through the paperwork, it is possible if a resort is severly damaged by fire or natural disasters, the owners there could not use their points elsewhere until repairs are completed on their home resort. This is to keep the reservation system in balance.

As someone just about to buy, I am interested in this as well. Does this mean that with a Dec 08 use year the OP will be able to use 08 pts as of May 09 and then get 09 pts in Dec 09?

Are developer pts the same or can they be used right away?

Developer points can be used right away for reservatons 7 months or less from arrival at SSR or Disneyland (and perhaps RCI?)

With a Dec use year, the owener will be able to use their points from May to November 30, 2009, or bank them into the December 2009 use year prior to July 31.

Yes I did buy at Kidani Village I knew it wasn't going to be open till May 09 however he never mentioned I couldn't use it at all till my home resort was build. My husband, 19 year old son and myself cannot remember that being said. Other people said they got DP to use I got none of this. I think I should have went through a bank instead of paying cash for it. This way they are using my money for nine months and have to wait to go on vacation.

Call your guide and ask about getting developer points. Others have gotten them after the fact.

My sister just bought into Kidani Village a couple weeks ago and got 2008 points and 160 developer points. She generously is allowing me to use some of her developer points to add on a night at Grand Californian during our Disneyland trip coming up in April.
She didn't realize until she called Member Services to make the reservation for me that she also got 160 2008 points, which of course she can't use until after May 2009 when Kidani Village opens. She thought she just got a "free vacation" and 2009 points.
So, call your guide and find out if you indeed get the free developer points.

Even if your guide didn't say it, the doucments you sign did. I have them here in my house and they say that I don't get the "points" to use until then....

Your guide should have mentioned this but it is definitely spelled out in your paperwork. I can't remember where it states this but somewhere it will say that you cannot use your points prior to May 1, 2009. You should verify whether or not you got developer points with your purchase because there is a time limit on using them. I expect that is also spelled out in your paperwork as well (whether you got developer points and the time limit for using them for a reservation).

When did you purchase at AKV?

It was in September my husband and I went through the paper work and I can't find anything. There is a lot of papers to look thru. My deed and title insurance policy just came in I will have to check these out. My guide has not called me back yet and I have left three messages.

Look at the document titled PRODUCT UNDERSTANDING ACKNOWLEDGEMENT. In my paperwork for AKV/Jambo House the following text appears in Item 8 (I bolded the relevant text):

8. You may immediately begin to make reservations at Disney's Animal Kingdom Villas on May 16, 2007 (or at other DVC Resorts as soon as you purchase) for stays beginning on or after your Unit is available for occupancy. The estimated date your Unit is available for occupancy and the estimated recording (closing) date for your Deed is listed on the first page of your Purchase Agreement.

The comment about May 16, 2007 may not appear in your document because we are already past that point in time. As stated above, your occupancy date is what determines your earliest possible vacation date. You can find that date in your Purchase Agreement. I expect it is May 1, 2009 in your case.

Yes it does say that in my paperwork however he did not tell us we could not use till May 09. I guess shame on us because we signed the paperwork and we didn't read it he told us, so we believe him. If I would have heard that I could not use it till then I would have told my husband to finance it instead of paying cash. At least that way they are not using my money for 8 months

No then you would have been paying them not to use your money? Not sure why that makes sense either?:confused3

Good point Carol. I wouldnt want to pay interest on something I can not use MORE than if I had just paid cash and can not use it. I suppose you can look as it like booking a reservation at a hotel for May 09 in January of 09. You paid for your May hotel in January when you booked but cant go until May? :confused3

Did you find anything in the paperwork about developer points? I didn't get those so I don't know where in the paperwork they are mentioned. I was among the first to purchase at AKV and if I remember correctly, we had a choice between developer points or an $8/pt discount and I chose the discount. We were all in the same boat as you are: we paid in full in Feb 2007 but couldn't use the points prior to Sep 1st. Those who took the incentive points had points to use in the meantime but they paid full price. There have been so many different incentive deals since then, including some that offered both a price discount and incentive points, but I can't remember what they were offering back in September.

I agree with those who say that financing the purchase is not the answer. Yes Disney has had the use of your money since September but let's say you financed and put the bulk of your purchase money into a CD earning 4% which was probably the best you could have done at that time. Your interest rate from Disney would likely be 10% or higher so you would still be losing out and by a lot more. Your only other option would have been to wait until Kidani opened on May 1, 2009 to make your purchase but given that the price is going up from $104 to $112 on Jan 15th, that would have cost you more as well unless they double the incentives to bring the price back down.

I bought AKV-Kidani and my paperwork mentions the Developer Points in the VACATION OPTION AGREEMENT, 2nd paragraph.

It seems fairly likely that you received dev. points with your purchase. Those would allow you to book a room earlier than May 1st but they are a whole different item so Member Service may not have seen them if you didn't ask them to look. I would recommend you call your guide if you can't find anything in your paperwork, or call MS and ask them to see if you have developers points to use.

It is my understanding that Developer Points were first designed to ease the pain of those who were purchasing, yet could not use their points until a later date due to the new construction of villas. They in effect, are replacement points to allow you a vacation until you can access your regular points.
