Ok, It is my understanding that if you buy direct from disney and their is no disney dvc at the hotel you can use points to stay in the room. With the dvc going in at GF. Does that leave only the yatch and the polynesian as the only deluxe without a dvc.
And if so does it make it more advantagous then to just buy through resale since the price difference is so great and you can;t use points at most of the hotels now anyhow. I know you could still use them at the cruise if you bought direct but soonner or later do people see that changing also.

Correct - the choices are limited, and getting more so (you can also stay at the moderates).

But beyond any of that, it's a TERRIBLE use of your points. A garden view Poly room ranges from 42 - 77 points per night (depending on season), so the equivalent of $420 - $770 if you value points at $10 per night, which is a decent and conservative estimate for what you could rent them for. You might be able rent for $12 PP.

A garden room for cash through Disney ranges from $405 - $655.

Additionally, you have to pay $95 to make this type of booking on points. If you make any changes, you pay $95 again.

That's why many say resale is the way to go, restrictions or not.

(Cruising is generally the same as well, value-wise.)

we have never rented out our points and doesn;t that carry a whole set of risked with it. So what I am confused with then why would anyone ever buy from disney since the choices are less and less and the cost is at least 1.5 higher

There are a number of reasons:
1 - some people are more comfortable going thru Disney and price differences do not affect that for them
2 - financing is readily available thru Disney (and not that hard to get) whereas I think most resale companies still are not offering financing
3 - people want their points right away. With Disney it can be days. With resale, it will be months.
4 - people need a particular resort & use year that they are having difficultly finding on the resale market (for small add-ons, in particular)

i guess that makes sense since it can still be a sizeable purchase even at half the cost of what disney charges.

Some members also want to be able to use their points for a cruise or adventures by disney.

Our purchase was pre-opening so there wasn't resale available for our home resorts.

I don't think the usage of points at non-DVC resorts affects people's resale vs direct decision. I think very, very few people buy in with the intent of frequently using points at the GF, Yacht Club or the Poly. All it takes is a quick glance at the point charts to realize that that would be an awful deal, and that making cash reservations would cost much less. Not to mention the fact that the point costs for non-DVC resorts goes up every year.

As for the use of points to pay for DCL, yes, that can change at any time. DCL already restricts point reservations, I've been shut out on points when there have been plenty of cabins available for cash.

It's important to remember that what you're purchasing is the right to stay at your home resort, subject to availability. Anything else is subject to change at any time, whether you buy direct or resale.

Plus you can't use points for the Disney Collection during the last four months of your use year and book during that same time. So if you wait too late to book your favorite DVC resort and are now within the last four months of your use year, you can't bank those points and you can't use them for the Disney Collection.

We purchased our add on at AKL through Disney because the offer at that time was so good. Two years worth of points, discount on what we purchased and a 500.00 gift card. We also got two nights in a 1BR at SSR. And the same use year as our BCV points. I don't see us adding any more points (300 is enough for us) but if I did I would go through resale. I would never (ok, so probably should never say never!) use my points at one of the hotels. And if we cruise again I would rent points and pay cash.
