Point glut in 2025 from Poly Tower?

It sounds like new PVB direct purchases will be sold with 2024 points. Since Tower bookings don't start for another few months, won't that mean there will be a point glut into 2025 (and 2026)? Will that impact availability across DVC, with more points chasing the same number of units?

I may be misunderstanding this, so please correct me. (ETA and apologies if this has already been discussed)

I’m going to assume that direct Poly buyers during the next few months will be buying with the intention to use those new points at the new Poly Tower, not elsewhere. That’s normally what happens when a new DVC opens. Of course, since there are millions of Poly points already in circulation, but only a portion of the Tower rooms have been declared into the condominium association, some owners may not find availability in the Tower, and it will be interesting to see what they do.

Also, there is a lot of inventory across DVC that has been declared for sales and bookings but that haven't sold yet (All the declared points at RIV, CFW, VDH, AUL, and now PIT). These units can be booked with points even though their points haven't been sold yet. This actually increases DVC availability as the total amount of rooms available is more than the total amount of points sold to date.

Even with double points, the PIT points won't make a negative impact on DVC as a whole at all unless they instantly sell over half of their declared points and don't declare any more. (Double points on half the inventory would be the full use of the declared tower for the first year, anything more would cut into the inventory surplus from the other unsold inventory). But even then if they sell half of their declaration instantly, they would probably declare more inventory and again be at a surplus.

My personal guess is that most people will want to book at the shiny new tower, and it will increase availability at the original Polynesian DVC studios somewhat, and the rest of DVC will remain fairly unaffected.

Thanks for the replies.

I agree that new PVB owners will be trying to get into PVB! So would I!

But if someone buys a Feb UY contract on October 1 and that loads with 2024 points immediately, I thought they can only use those points on declared units. Isn't there almost a whole year of "extra" points that will need to be used somewhere?

Good point. Even if there is a "glut" there probably won't be that many buyers in the grand scheme of DVC, and I assume many will take Magical Beginnings if it is offered.

Disney can't just make up points so "2024" points either mean its POLY points from their current inventory that will not be used OR its points from POLY Tower that could be booked in a 2024 UY.

I dont think it will cause much of an issue but we will see. I hope they all go booking elsewhere as I want to try and snag a room in summer 2025.

When we joined DVC, we were given the 'current' year points however AK wasn't open yet, so we were required to use them in Saratoga.

Huh - were you were required to use at Saratoga specifically with that year's points, or any non-AK resort with availability?

I thought Poly2 wasn’t likely to give 2024 UY points. Did that change?

I thought DVC controlled this with only offering a specific Use Year for opening to new members.
Obviously current memberships will be able to match their Use Year I am guessing.
I guess I have never paid attention to this but it seems like I read about it online .

DVC / DVD is almost certainly making up the difference from its own Poly holdings. It's a 9-year old resort with millions of points already in the wild. And DVC hasn't sold any since April. I'm sure they can do some internal bookkeeping to effectively give "developer's points" to use years which may not otherwise be eligible. Plus I'm sure many buyers will take advantage of Magical Beginnings to forfeit their first points.

It's kind of a smart approach on DVC's part. Especially if people are comparison shopping with resales that are partially stripped of points.

I’m happy to hear this as a Sept UY! Would’ve stunk to buy in 2024 when first points weren’t until Sept 2025. I know we could’ve borrowed but who wants a shiny new direct to start like that? Especially if MB was the only thing making the math work for you and there was nothing left to borrow.

September here as well. If we a are tempted to add a few poly points we'll have to check the incentives around august of 2025 or 2026 to get double points and reduced first year dues. Have to use every little savings to try and make the Poly tower worth it lol

Were you allowed to bank them?

I suppose 2024 UY points won’t stress the system if they offer MB.
No, we were not allowed to bank them - use or lose. We almost lost them because we weren't versed in DVC or the point system. I tried calling but I was told to use the website or contact my guide, who wouldn't return my calls. The website helped and I finally found the forums and finally used the points successfully. We did eventually bank most of the next year and from there on out it's been 'borrow' mode.

We could use the points only at Saratoga. Our problem was we 'missed' that point. Finally, I found it on the website. You would think the DVC MS would've said you can only use those points at Saratoga but they just kept saying I needed to use the member site. It was very confusing.

Was kinda wondering a similar thing if the additional availability would pull down resale pricing as some is pretty close to direct right now. Then there's more availability of rental points... Oh well, will focus on enjoying vacations!
