I'm a new DVC member (or will be, once I pass ROFR and close on the two contracts I have pending) and have a few questions about borrowing.

Once I've closed, what is the earliest date I can borrow points if my UY is September?

I have 37 banked points coming to me on 9/1/12, banked from 2011. Can I "borrow" those points back before 9/1/12? Or are they forever part of the 9/1/12 allotment which have to be used by 9/1/13?

Do I have to wait until points hit my account before I can make a new reservation? Or do I have to borrow them first and then make the reservation?
 
The points that were banked into your 2012 UY have to stay there. However, if you want to travel prior to 9/1/12, when your 2012 UY starts, you can borrow back 2012 UY points.

Everything is based on when you travel and not when you call. So, if you are traveling in your 2011 UY--from now until August 31st, 2012--you can call anytime to book the trip and will be allowed to borrow the points then. You can only borrow points at the time a reservation is made.

You can always book 11 months ahead at your home resort and 7 months at others, regardless of UY.

The first thing you do is figure out what UY the trip will take place. Trips can be paid for using banked points from the UY prior to travel, the UY of travel, and borrowed points from the UY after travel.
 
Everything is based on when you travel and not when you call.

I think that is the first thing that you have to fully understand when you join DVC. Friends of our just joined and had similar questions. My response was - everything is centered around the dates you are making your reservations FOR. That includes, when you can call and what points will be available to you.

It is something that took me some time to get it fully through my thick head.

With a September use year:

Stays 9/1/11 to 8/31/12, you can use 2011 as current, 2010 banked, 2012 borrowed.
Stays 9/1/12 to 8/31/13, you can use 2012 as current, 2011 banked, 2013 borrowed.
Stays 9/1/13 to 8/31/14, you can use 2013 as current, 2012 banked, 2014 borrowed.

When you call is not a factor for which use year points are used, it's all based on date of stay. There's never a wait for "points to hit your account" after you are in the DVC system.

I think I just figured out the answer. My 2012 UY will start Sept 1, 2012. Right?
