Please recommend a resale broker

Hi can you guys recommend a resale broker? I want to make sure I'm dealing with someone who's helpful and someone who gets things done on a timely manner. Thanks in advance!
 
We also have used The Timeshare Store and found both experiences problem-free. As far as timely manner, the TS and the title company they use are on the ball, but it's actually Disney who tends to hold things up at times. Sometimes ROFR goes quickly, other times it takes forever. And getting the change in memberships posted to your membership page is agonizingly s-l-o-w!
 
My resale broker wasn't the most communicative and was hard to contact.... But they had the best prices.

Depends on your priorities. ;)

We used fidelity. Timeshare store was less willing to negotiate on price.

Another thumbs up for 2 contracts purchased through The Timeshare Store. They were even easy to reach after hours when I had a question.
 
Thank you all for the reply. My wife and I are going to purchase at AKL and we're hoping to be able to use the points for a vacation in December of 2017. How soon should we consult with a broker and look to buy DVC? We were thinking of waiting until the end of the year but I'm not sure how quick we'll find a contract with available points.

I am by no means an expert, but I'd say start looking for contracts now. It may take a while to find exactly what you are looking for. Plus, the more familiar you are with the different contracts, the better you'll be at spotting a great deal!
 
Also bare in mind that while you say you want things done in a timely manner its not the biker that will define the time line. The biggest delays come from Disney and are not to do with the broker

For December 17 I'd have an offer accepted by end August 2016 at the latest
 
I am in the process of my first resale purchase for DVC at AKV. Also planning my trip for first week December 2017. Really want to make my reservation at 11 months due to the busy DVC time for my visit.

I recommend watching for a good match now. Offer/Acceptance/Submit to ROFR can happen quickly, then you will wait for Disney, who can take the sale (not as likely with AKV but still possible). My reseller indicated it will take about 60 days to closing after submitting to ROFR, then you still need to wait a little for your member number before you can make your reservation.

I think waiting for the end of the year is too late. Even if you find one right away, it will take about 3 months before you can make your reservation. This will put you well within your 11 month booking window for AKV and you may not get what you want for your first stay.

You have time to find the right deal for you, but I would not wait too long.

I second what everyone else said, waiting tll the end of the year may be too late - it will definitely be too late if you want one of the hard-to-get AKL rooms like a value studio, CL or 3 BR villa. Those book immediately at the 11-month mark & rarely, if ever, open up, so you would need to be ready to book by January 2017. Also keep in mind Dec is one of the most popular, if not THE most popular, booking time for DVC. I own at AKL & have never been able to get CL even at the 11-month window! A resale will take a minimum of 60 days to close, both of mine took a little longer until I could actually book. Like someone else said start looking now - I stalked the Timeshare Store resales for months before I found the one that fit our needs. Smaller AKL contracts are far & few between, I only saw 2 available in the months I watched.

As I'm going through the process for the second time, I've realized that the title company a broker uses is a lot more important than the broker themselves. Once the broker submits the contract for ROFR, I feel like their biggest role is complete, but from the buyers end that's the easiest part. It's the closing documents/ closing process that tend to have more issues, and the title companies handle that.

Our first purchase was through "The DVC Resale Broker Who Must Not Be Named." Their "title company" was actually a lawyer's office in Florida.
Our second purchase was through DVCresalemarket.com . They use First American.

In comparing the two, both brokers were very friendly and prompt. Contracts were signed and submitted for ROFR within a day. However I think the lawyer's office is a lot more responsive and seems to be more on top of things than First American, just my opinion.

As you said, delays come from Disney, but they also come from the title company. You're right that the broker probably has very little to do with it.

it takes about 10 weeks to get everything done to where you can book your vacation. So work backwards. You'll need to book the trip January 2017 and 10 weeks before that is mid-october. That is when the contract needs to be submitted for ROFL...at the latest. So you really need to start your research now and keep an eye on things. I usually takes between one to seven days to get the offer/acceptance part and get the contracts signed...and if you're dealing with an international seller, add another 4 days to every step...especially if their time zone is 9 hours apart.

As someone else said -- I would also agree that August would be a good safe month to ensure everything got done. Mid to late September at the latest though.

More time is better - We're currently into week 12 of our offer and it hasn't even *closed* yet due to issues with paperwork on the sellers end.

If it was me I'd have and offer in by the middle of August.

It was almost 3 months for us from acceptance of offer to being able to book our 1st DVC trip with our own points for this upcoming fall. The folks we bought from sold 2 contracts and the other contract closed 15 days faster (not sure why but our Estoppel took almost 4 weeks). As many have said December is the busiest month for DVC so you want to book right at the 11 month window. I would think you'd want to have your contract in ROFR prior to Sept 1st to be safe.
 
Like others have said, most of the timeliness or delays don't come from the broker, they mentioned the title company and Disney, but the sellers also play a part in time, in my situation the buyer took three weeks to complete their documents for closing, that put us really behind, it was 3 1/2 months from offer accepted to having membership number in hand to make a reservation, for some it's much more quickly than that, but in following the boards here for others that were going through process at same time, the brokers all Had very little impact on the time frames-they want to get paid so they do everything they can as quickly as possible, the rest is out of their control
 
We took all of your suggestions and immediately started looking. Much to our surprise we found exactly what we were looking for the very same day we started looking. At this point I guess we're just waiting for the seller to sign the agreement and The Timeshare Store to send the info to Disney. We're currently looking into financing at this point. Monera's rates are a bit too high.
