Today is the day that we sign the papers for AKV. Now, out of all days DH
says he doesn't think this is such a good idea. He is very worried about maintenence fees. He says, what happens 40 years from now and we are retired and can't afford it? He wants to know how easy it is to sell if we can't afford it anymore. Will Disney take it back, obviously for less money than was paid.
Anyone know of anyone who sold back to Disney and what they got.

I am just livid right now.

Please quick answers, since I am supposed to be signing the papers today.
 
ACtually, with Disney's ROFR, it is one of the few timeshares that not only holds its value, but actually increases in value for resales. We paid $63.50 a point back in '97, and we could sell today for about $75/point. Tell him not to worry and just concentrate on locking in Disney vacations in the future at the current prices.

In 40 years from now when you can't afford it you sell it. For 39 years you saved some money and had a great time. :woohoo:
 
We've owned just less than a year, and far from wanting to sell, we're grappling w/"addonitis"--did our first add-on in January and I'm now trying hard to resist doing a second one!

But as far as I can tell from reading DISBoards, resales are pretty easy for the seller--lots easier than for the buyer, given Disney's ROFR practices. It'll probably take a few years to get to the point where you'd break even, or make a profit...but you can get most of your money back by resale, even if you sell "right away"...

I've seen several posts/threads indicating some people have sold their points back to Disney directly, at an extremely low price ($55/point, as I recall)...if you go to the Timeshare Store's resale listings, you'll see you can do LOTS better thru that route...I believe The Timeshare Store charges a 10 percent commission (don't know about the other resellers, and won't swear to TTS's!)...and it appears that huge contracts (1000s of points or even contracts in the high hundreds) take longer to sell than smaller contracts...contracts smaller than Disney's minimum seem to go very, very fast, and those at or just above the minimum also seem to move well...

As for maintenance fees...we set ours up to be deducted monthly from my checking account, and that makes it relatively painless...we own 265 points, all at SSR, and our monthly draft payment is less than $100...if I had to write a check for around $1200 in January, it would be a payment I'd notice and "flinch" over...but at $100/month automatically deducted, it's very manageable w/in our monthly budget...

In reality you probably won't keep your DVC 40 years. After a while you might want to sell because you have other interests in your life.
It is a thrill now and you will love the adventure of owning DVC.
The points will increase in value year after year. Even if you decide to sell after only a few years you can will be able to get most of your investement
back. I only kept my BCV for a year and then we sold. We bought the BCV for 85 and sold for 95. After commision we came out even. We just bought again because we realized it was a family mistake selling.
Take some risks and don't let petty concerns spoil your adventure.
