Please define 2 BR Equivalent

Since I have read that the DVC Grand Californian will only have 50 2 bedroom equivalent rooms, what exactly does that mean? I am guessing they will still have studio, 1 bedroom and grand villas available as well as 2 bedroom depending on how it is all configured, but does this 50 2 bedroom classification determine how many points can be sold? For example, are they using this number to decide that if, on average, 160 points will get an average week, therefore since there are 52 weeks in a year and only 50 villas, that this property will only have 2,600 buyers able to buy in assuming each chooses 160 points?
I'm just a little confused about how DVC determinies how many total poionts are available for sale for a certain property.
 
I think it means 2 bedroom lockoffs, which would mean they could be used as studios, 1 bedrooms or combined as a 2 bedroom. No grand villas.
 
I am guessing they mean 2BR lock-offs also (and likely no grand villas or dedicated 1BRs and studios). Determining total number of points to sell is more complex but it will be based upon a formula that will assume that a certain number of the rooms will usually be reserved as 2BR during the year and the rest as 1BR and studio and, of course, the actual number of points they set to reserve such units over the year. I would speculate that the total number of sellable points for the 50 2BRs is probably going to be in the 800,000 range.
 

Looks like they are adding rooms typical of most main stream timeshares. Most of the new "cookie cutter" resort are made up of two bedroom lock-offs. Each lock-off consists of a studio and a one bedroom unit. This arrange usually gives them the best flexibility.

If this DVC resort sells well, I'm guessing the next Disneyland Resort DVC will be bigger with grand Villas.
 
Personally, I don't think we really know - there are several options that are all reasonable, at least to me.
1. All 2 bedroom lockoffs
2. Some mixture of 2 bedroom lockoffs and 2 bedroom dedicated but no dedicated 1 bedrooms or studios.
3. Some mixture of 2 bedroom lockoffs, 2 bedroom dedicated, and dedicated 1 bedrooms and studios where there is the same number of dedicated 1 bedrooms as dedicated studios.
4. Some mixture of 2 bedroom lockoffs and dedicated 2 and 1 bedrooms and studios and grand villa where a grand villa + dedicated studio = 2 2 bedroom "Equivalents".

Given the small number of units, I rather doubt if there will be any grand villas. I think having a mixture of dedicated and lockoff 2 bedrooms is the most likely since families often like the 2 queen beds in the second bedroom.
And they are both 2 bedrooms.
They could also be considering a dedicated studio + dedicated 1 bedroom to be "equivalent" to a 2 bedroom.

So if you look at it is this - VWL has 20 dedicated studios, 27 decidated 1 bed, 44 dedicated 2 bed, 45 lockoffs - if you just wanted to give an approximate size (which is all I think they are doing with Grand Califorian), you could say it has about 112 2 bedroom equivalents.
Playing the same game BCV would be 180 2 bedroom equivalents.

So to me 2 bedroom equivilent does not equal lock off. But I would be surprised if we see any grand villa.
