Park Vue panic-is it loud and dirty?

I am leaving with a family of 6 (booked 2 rooms) next week to stay at the Park Vue rooms. Just ran across some very recent (like last week) reviews on trip advisor, and they were horrible reviews! This is a very special holiday, and it could really be affected by a poor hotel choice.
If you've been there recently....

did you find the carpets to be black/filthy and gross?
was it noisy?
were the rooms worn out/in need of refurbishment?
Did you find cockroaches/strong smell of bug spray in the room?

your honest insights would be appreciated. I might consider trying to book something else if it is truly not a very clean hotel.
 
Park Vue is #4 on Tripadvisor's Anaheim hotels, I believe. It overall gets very good reviews. Many here on the DIS Boards have stayed there and have really enjoyed the breakfast, the proximity to the entrance and the extra amenities. There was a thread recently titled somthing like "Park Vue or Hojos?". There is a Search feature on the right side of the green bar at the top of the box that really helped me out a lot when I was looking for information. I'm probably not describing it very well, but hopefully you will find it. I think the negative posts on PVI are fairly rare, with the exception of the carpets, but as long as you don't have a toddler, it should be fine. I always make my girls wear flip flops in hotels/motels. It really looks like a great place to stay, but you have to do what you are comfortable with. Wish I could be more help.
 
We were at the Park Vue in February. We didn't have any problems whatsoever. The carpets didn't seem particularly dirty (we always wear flip flops or slippers in hotels anyway). We have stayed many times and never seen a roach or any other kind of bug and never noticed any kind of smell.

It IS a noisy place though. You can hear people in the next room coughing for example. In the mornings it sounds like a herd of elephants are storming down the walkways towards the breakfast area, and the garbage trucks are loud when they come. If people in the pool area are loud, you can hear them too.

That said, usually we are so exhausted from our day at the parks that you really don't notice the noise.

I wouldn't worry about the 2 recent bad reviews. They have hundreds of others that say how excellent it is. Also, if you have any problems at all, talk to the guest relations manager, I think his name is Argenis (something like that) That guy will do whatever it takes to fix your problems. He was really great! We saw him everyday in the eating room asking people about their stay. If anyone had even the tiniest thing wrong, he went and fixed it immediately. We were really impressed.
 
EEk! I'll be staying there this coming weekend. I don' t question/regret the decision on staying there. My standards aren't too high nor too low either :) I too have been reading up on Tripadvisor but it is ranked pretty high.

I'll bring extra socks & earplugs for everyone!

I've heard complaints regarding noise - about all of the older hotels in the area. Thin walls! EEk

I'm not too horribly concerned as I don' t expect to spend much time in the room, right? The breakfast and light evening meal on top of the location sold me.

We've stayed there 3 times now and while it still is a motel its just fine for us. It's clean, right across from the park and we love the included breakfast (haven't stayed there since they started serving happy hour snacks so I can't comment on that).

One thing we do is we like to stay on the second floor so we dont hear all the tromping around above us and we always make sure we bring a portable fan. It gives some good air circulation but mainly we love the white noise it provides. The fan we have was $15 at Walmart and its super loud but it blocks out all the voices and banging around you hear in these motels.
 
Thank you so much for your calming words! I booked the hotel for our family on our last trip (in Hawaii) and it was a disaster, I"m not sure I'd survive a repeat of that!

We also travel with a fan. We are staying here in December and I requested a room on the second floor also :)
 
We stayed there for 4 nights back in December. I would recommend slippers or flip flops. I have always encountered dirty carpets at all hotels even the resort ones. The beds were clean and super comfortable and overall it was really nice. Never saw any bugs or dirt. I would recommend a room on the second floor in the back. That is what we had and we never heard anything!
 
Just stayed there 5 nights last week. No complaints...OUTSTANDING SERVICE....very attentative staff....carpet wasn't pristine - but typical motel quality - Breakfast is decent and a great money saver...Oh, and there's nothing quite like crossing at the light on Harbor and already being at your place!!! 2nd floor is a good call.
 
We have only stayed here once, during a busy season, and I personally would not do it again, it was very noisy.
I am not a light sleeper, but I found it hard with everyone coming back from the day, I don't think I feel asleep until everyone else at the hotel was.
Now dirt- I didn't find it dirty. It was comparable to others in the area, but it is a very old building.
For the money, I would stay somewhere else, but being a busy week like next week, I am not sure you have much choice now.
So I say go with it - you'll never know
 
Ok, just left here yesterday (now in San Francisco!) and here is my opinion....
We (me, DH, DS 7, DD 2) stayed for 8 nights as we used it as a base for travelling round area. We requested and got a second floor room although we got the room right next to the stairs and just before the breakfast room!
In general it was ok. Close to Disney which was fab to walk out and be in bed within 5 minutes! Breakfast was included which was fine but it was the same, day in day out, so got a bit fed up of same stuff (but thats probably because we were there over a week). Social hour in evening we only used a couple of time and again it was ok but not great.
Now the room....first thing we noticed when we entered the room was the smell. It was really strong and was a mixture of cleaning spray and a musty damp smell. Windows were opened straight away but took a long time to clear. Room was not massive and for us the lack of space to hang/store clothes was a major letdown.
Carpets were filthy....my little girl was sat on floor playing when we first went in and when she stood up her bottom was black...I wore flip flops in the room but when getting out of the shower and going into the bedroom, carpet felt sticky...
We used the fridge provided which was clean and beds were clean, changed daily and comfotable. But I still couldn't help but feel 'grubby' even when I'd just had a shower...and my dh said the same.
Pool area was nice and towels were provided which was a good touch although they were a bit rough (as were the towels in the rooms and they were also rather small). Noise wise, we always heard people/children running up and down the corrider outside the room - especially breakfast time and in the mornings we heard the traffic and bins being emptied etc although to be honest this part did not bother us.
Staff we helpful enough though and the free bottled water in the lobby was welcome and we always picked up a couple of bottles on an evening to cool in our fridge for the day after. Overall we had a good time there but I doubt I would return unless it went through a big renovation.

We have never had a problem with noise, but always request an upstairs room near the back of the hotel. And we sleep with the bathroom light/fan on all night, plus run the AC fan. That fan provides a lot of white noise (which I love for sleeping anyway). But be warned.....it sounds like WW III when they launch the fireworks. We were in bed asleep on the night we arrived in Anaheim, and were shocked at how loud they sounded (much louder then watching on Main Street). But I believe this goes for all the hotels along the east side of DL on Harbor.
 
We stayed there 3 weeks ago and had no problems.

We will likely stay there the next trip.

We were just there April 1st-7th and my family and I loved it! We were on the second floor close to the breakfast room. We were always up early and back late so we didn't notice too much noise ( and I'm a very light sleeper!) The room was very clean, carpet was good and I wore socks or slippers. Never saw any bugs and I never noticed any strong smells and trust me I would have noticed because I have bad allergies! We were very happy with the place and we want to stay there again! :goodvibes
