Overwhelmed by choices at Windsor Hills!

Used the rent windsor hills site and requested any 3-Br condos for our Jan trip. I had fifteen responses within one hour. I'm not sure how to weed thru them all to find a reputable owner from which to rent. Any suggestions where to start?

Hi Meandmytwogirls,

The best thing to do is to check out each one's website. If you go to each one's windsorhillsrent ad, on the left there will be a box that says website, and click on it. Check out their availability calendars to see if they have a lot of good rentals in place and just in general the info. on their websites will give you a clue, more pictures, more information, virtual tours, etc. Also, communication is important--how well they communicated with you gives you a good idea of what the owner is about. Ask if they have a management company that will be available to you when you arrive if you have any difficulties or need anything. Make a list of the things you want in accommodations and amenities and weed them out that way as well.

I agree with what's written so far. I also definitely look at price! There's usually several that come in clustered around a high-end price, and it's easy for me to throw those out. I usually end up receiving several options that are around the low to mid-price range and I then look into those for specific things that are important to us. These will vary but for us include a king-bed, ceiling fans, & high-speed internet. I then do a little more digging and confirm ownership through the property tax site. For WH Osceola County it's http://ira.property-appraiser.org/. I also ask follow-up questions about who the management company is and how we get the key. I really don't like having to visit a management company that's some distance away to retrieve a key and register! I much prefer handling all paperwork ahead of time and picking up the key at a lockbox at the home.

In addition to price I checked out their cancellation clauses, deposit requirements, and on the few I really liked I did a search on the better business bureau. For me it came down to the recommendations of fellow Disers and the ability to cancel and not have to send them a lot of money up front. I wanted to be able to read their contract before committing and if it wasn't on their website then I passed. Just my experience because I too, had so many responses in such a short time it got to be a little overwhelming. But fun because I got to choose versus someone else!
