Hi! I am a Realtor, so I deal with this all of the time. The newer homes are of course more energy efficient, but the older homes are built so much better, and have such charm!
I would definitely recommend that you hire a licenced Home Inspector, and request an inspector who specializes in older homes. Some do not know as much as others. It sounds like the property was well maintained and updated, so that is great.
You would definitely want to request as part of your Agreement of Sale that the Seller provide a Chimney Inspection and certification. If the chimney liner was never replaced, it is a major fire hazard. The home inspector will be able to evaluate the chimney top, but not the interior, so I always advise my clients to request the evaluation by a chimney sweep. This could be a big expense to you, so you would want the Seller to be responsible.
Also, ask the Inspector if the home has a "Balloon Frame". If so, you would want to insulate the various levels at some point.
Best of luck! It sounds like an awesome home!!
