Wife and I bought into dvc last March and bought 3 contracts by June. Riviera direct, boardwalk and Polynesian resale. we want 2 or 3 more by the time we retire,( we are 50) but was going to wait 8-10 more years before buying more but with the drop in resale prices we are probably buying one more now. We will rarely be using it ourselves until we retire so we will be renting those points to help pay the maintenance fees every year.
Between bay lake, animal kingdom, copper creek is there one of those that will be easier to rent points out or is there one that is the last choice to purchase for renting points out?
Also is there another resort that is a definite winner over those.
we will buying between 150-200 points depending on price per point.
thanks for any input or things I am not thinking about.

I think my recommendation is still to buy where you want to stay? When renting out it doesn’t really matter at 7 months since all the points can be use pretty much everywhere except for Riviera and probably the upcoming VDH. The best “rental” properties right now would be BCV and VGC based on their higher base price on rental sites. It’s mainly because they’re smaller resorts at ideal locations. Unless you’re going to fight for those value or club rooms at AKV, I think you’ll find renting points out experience will be similar whatever your home resort is.

Sunnyore is correct. Buy where you want to stay especially if after retirement you will travel during popular DVC owner times. will you want 3 bedroom units for the whole gang or only studios for yourselves. If i had to pick from your three options i would select Bay lake for views and proximity to MK. But i would suggest you look at VGF due to proximity to MK, variety of room sizes, restaurant options and direct sale discounts offered now

I dont know how big your contracts are, but too few points at any one place is only good for a studio. I am retired and we now stay once a year at the grand villas with the extended family. I like to have about 450 - 600 points at a given resort to allow that once a year and alternate between 2 resorts. we stay at BWV and VGF and have some extra points at the Poly for last minute smaller visits.

They will all rent, but I agree with the others. Buy where you would want to stay even if it's down the road.

Thanks for replies. Our 3 resorts we already own at are our favorites so the buy where you want is already took care of, well actually riviera isnt a favorite but it is our blue card direct. We will be buying resale from now own except maybe new Polynesian depending on if it’s new association or not. We have no kids so only two of us will ever be there together and stay in 1 Bedrooms unless at current poly of course. We have stayed at all 3 considerations and don’t have a favorite among the 3.

I'd look at what you may want to do in the long run. If you have kids/grandkids and may need larger or more rooms in 8-10 years then plan ahead. If all of your contracts are smaller and at different resorts then you would need to wait until the 7 mo mark to combine them for a reservation. If you love the 3 you own, then maybe add on to Poly. Boardwalk would be great, but they expire in 2042, and I'm not a fan of the Riviera due to the resale restrictions.

think of a new adventure twist, - AKL or Copper Creek might fill the bill. check out "rent my points" sites and see what rents quickest and for the higher prices.
The older i get, most of the time I prefer the more convenient hotel for the park i plan to visit. But, i do love coffee on the balcony watching the giraffes and zebras; and CC is beautiful at Christmas. ( caution: some of the boats from CC to MK wont allow boarding by an ECV)

well actually riviera isnt a favorite but it is our blue card direct.
Just out of curiosity what made you want to purchase Riviera if you weren’t a fan of it and the resale restrictions?

If you ever want to stay at CC during Christmas, then that's where you should buy.

we actually bought riviera before staying there but had toured it. While it is not our favorite we don’t hate it. We bought 230 points last March to get the blue card plus we got double points. We also bought boardwalk resale at the same time because boardwalk is our favorite so another reason for buying riviera was so we still had an Epcot area resort with skyliner access once boardwalk expires. Also by buying riviera direct we are not blocked out of any future resorts. We enjoyed our first stay at riviera this past December and Don’t regret buying there.

Studios are by far the most popular rentals. CCV has the most difficulty with studio availability. If these points are for renting I'd skip headaches where possible.
I don't know that I'd purchase now to rent for the next 10 years though. That's a long time for DVC to make a lot of changes.
