How does the point system work? Is there monthly payments or do you pay in full, is there a choice? When you buy your points do you buy the same points every year? For example if I bought 200 points this year, would that money pay for them each year or would I have to pay every year to keep those points? Hope I am making sense. Thanks!
 
When you buy into the program, you will pay a fixed dollar amount per point--about $95 per point direct through DVC or more in the $65-75 range if you purchase a resale contract.

That will entitle you to the allotment of points (200 in your example) every year through the end of the contract. Contracts at OKW, VB, HHI, BWV, BCV and VWL end in 2042. Contracts at Saratoga Springs run through 2054 (which is most of the reason why it costs more to buy direct from DVC.)

The only annual costs are maintenance fees (aka annual dues). These will vary depending on the resort you own, but $4 is about average. SSR is $3.80 per point, while other properties are higher or lower.

Thus on 200 pts, you annual fees are about $800 per calendar year.

The dues figure is updated annually, and is directly tied to the operating costs for the resort you own. In this respect, DVC is a non-profit, so they cannot arbitrarily change the dues to any figure of their liking.
 
The points you buy in at are the # you are alloted each year--although you can bank or borrow points (with some restrictions). The only additional fee you pay is a yearly maintenance fee, which varies according to what your home resort is.

You buy a contract for X points for Y cost. That is a one time transaction and you will get X points every 1st day of your use year every year (For example, I have a Sept. use year...every 9/1 I get that year's points to spend) until your contract expires in 2042 or 2050. You can pay it all up front, finance through disney or finance in an another manner.

Each year you have 'maintenance costs'. This includes taxes and upkeep on your resort. These run $3.50 - $4.50 (give or take) per point. These are due every January, though they can be charged to your checking account on a monthly basis if you want.

one time purchase. ex.you purchase 100 pts for a price of $80.00 pt. = $8,000.00. now you have 100pt to use every year. for the extent of your contract. (50yrs if SSR).

How you pay for those pts depends on (like any loan) how you pay it back.

There is a yrly maintenance fee. Again how you pay this depends on your choice. We choose mnthly. this amount depends on how many points you own. Something like putting a value on your real estate for tax purpuses.

Thank you all so much! Do you recommend resale or through DVC? If I were to go directly through DVC how is that set up? Would I call Disney and do they give any specials for listening to the timeshare?
 
No specials for listening, but there is a buy back of points if you want to use that for part of your down payment. If you call the DVC sales number, they will hook you up with a sales guide who will tell you all the details. Spend enough time here learning about DVC first, so you can ask intelligent questions. If you decide you want to buy in at a resort other than SSR, you will want to look at the resale sites and find the size contract and location that appeals to you.
