Ok I think I have an idea on how this works

Call me slow... but.. someone tell me if I have this right.

I am assumming that DVC has a wait list I can get on for points at a specific property. Let's say that I do this and I am number 100 on the list. Bummer... BUT there is another option... I can buy off of a resale site like the one that this site is sponsored by.... so let's say, I contact a seller and we come to a deal... I am all excited...finally I will get to own a piece of the magic......but there is one more step to pass: ROFR. Let's say that in this scenario DVC exercises ROFR and this I am back to either waiting via the DVC waitlist or finding a seller on one of the boards. Bear with me I am a newbie here.. but it seems that in order to get past the ROFR the price point is going to have to be more than what DVC will buy for (No kidding right!!!) but by how much? I have seen property discussion out here about BCV for instance were the ROFR price has been $78/pt. How much more am I going to have to pay so that DVC will not ROFR? Any thoughts?

Since DVC does not publish it's ROFR floor, you'll need to research what the offer needs to be. If $78 seems to be the current buy back price, $78.01 may make it or you may need to go to $79. Alternately, $77 may also be the minimum on the day you make the offer. The basis can (and does) change.

Offer what you are willing to pay and see what happens. If that's not enough, you'll have a better feel for the next offer.

There is a wait list generally for the sold out resorts (not for SSR). Currently, there is no waitlist for OKW, VB and HH either. BCV, BWV and VWL do have a waitlist.

Man....if I want at BCV navigating this thing is like working the market.... I would think even in the latest ROFR's that you hear about that at anytime DVC may have a deal pass their way that is at $80 and they decide to take it....yikes!
 
I too have been researching this scenerio. What I have found is that BC and BW are hot ticket items. Disney has indicated because of the waitlist, especially on BC, the chance of getting it for under $85 is slim to none. I realize that Disney will not nor can they tell you a magical price to get over the ROFR, recent buybacks have begun to climb. Also, it is my understanding prices are on the increase and Disney is suppose to come out with some new version on the ROFR. It is suppose to change the entire resale market. Not sure what that is all about.

Haven't heard this before. Care to elaborate?

I know it's all speculation and rumor, but I bet it's interesting!

Basically, that is all I know. I have been watching the resale and check with Disney on BC resale thay had on hand. I was told there was an extremely long waiting list and the last sale this person had for BC was over a $100 per point. If Disney is really selling at that level than why would they not repurchase as many as possible. Just a thought.

What? Are you saying DVC sold BC at over $100 per point? That's not possible.
