Ok, here's our deal....think we are purchasing on Monday! Still, a question?

After talking w/ a Guide most of yesterday afternoon, we have finally wrapped our head around this deal. The current promo that would work best for us is the $8 discount on the points, putting us at $93/point and getting the backdating for 2005 points. This is better for us than the $13 point discount, b/c we already have two big trips planned for 2007 and w/the banked 2005 points and the 2006 points I would receive as my Dec. UY, I would have enough points to cover both trips.

Questions...

1. Considering we go to WDW everyyear (sometimes twice) and always stay Deluxe, am I making a good deal?

2. How much bargaining power do I have w/Disney? For example, if I say "hey, I will cut you a check today if you will throw in 2 AP's" what kind of response am I likely to get? I figure, it can't hurt to ask :thumbsup2 .

3. Are there any Kids Clubs at SSR? So, if we stay at SSR, is there a Kids Club nearby so DH and I can go to PI?

4. He kept asking me if I knew any Owners' of DVC. Am I likely to get any other discounts if I say "yes" or was this purely for statistical reasons?

Thanks so much. My Guide was really impressed with the knowledge I already had going in to the discussions. Any thing else you think I should talk to my Guide about?

Hi Amie:

I agree with most of your assumptions above, especially about not returning points to Disney for only a $5.00 discount, but I disagree with one pretext. You are not getting last year's points. You are getting your current December UY's (2005) points with your purchase. These points became available december 1, 2005, and must be used for travel ending by December 1, 2006, unless banked or transferred. If you were getting 2004 UY points then yes you would be getting an extra year (or banked) points.

Does this current promotion prorate your MF from the time of closing, or are the MFs waived as they were at SSR last year? If the MFs are waived you are getting esentially 'free' points for the current use year, if the MFs are prorated, then you're just getting your current year's points, which while nice is nothing out of the ordinary!

I don't think Disney will bargin, but it doesn't hurt to try. Also, consider buying just 150 points (the minimum, and doing a 130 point add-on, at the same time) for the 2 free adult annual passes.

Yes Disney's SSR has a community hall, offers in room babysitting, but does NOT have a kids club on site.

Lastly, if you listed a current DVC owner as a referrence, they would get a $200.00 referral fee (Disney Dollars, Dues Discount, etc.). Many existing owners will gladly split the 'reward' if you list them (Hint, hint ;) )

Okay, you got me. What is an MF? I did understand that I would actually be getting this years (Dec. 05 UY) points for travel/banking. This just works for me b/c if I bank them before the end of May, they will be available for my 2007 travel. Essentially, covering both of my trips in a 2 bedroom. But, what is MF?

Does the Community Hall do drop off childcare like the Cub's Den at WL or the other resorts? I will definately think about the add-on to get the AP's. Didn't know about that promo :thumbsup2 .

ETA: Just saw your edit about Childcare, thanks. MF's, get it, Maintenance fees. Sometimes I am a little slow on the uptake.

That one comment clinched your decision for me. Y'all are the kind of folks the DVC Powers That Be dream about.
 
They way I understand the current promotion, is that you are getting the Dec 2005 points and the annual dues for the 2006 points are prorated. So you are getting two years worth of points but at this time only paying for part of one year. Dues are paid by the calendar year not the use year. So if you buy now and your dues are to be paid monthly, you will start paying for your 2006 points but they won't be added to your account until 1 Dec 2006. If you pay annually rather than monthly, you will get a bill for your 2006 points that is less than a full year. In Dec or January, you will get a full bill for your 2007 points that won't be added to you account until 1 Dec 2007. With a Dec use year, you essentially pay in advance for your points.

Tony and his suggestion are right. Buy a 150 point contract and then do a seperate "add-on" of 130 points and you'll get the AP's you want.

I tried to get a "deal" from DVC and my guide, when he was done laughing, said DVC doesn't deal. I tried to get them to credit a portion of the room rate I paid to stay at BWV towards my DVC. I was paying around $450/night for a 2 bedroom at the time. I said "How about crediting me $200 a night of that back into my DVC, after all I flew down here and stayed to take the tour." Well, at least my guide got a good chuckle out of it. :rotfl2:

If you want some level of bargaining power go the resale route where you can offer what you want to pay per point. Now it still has to pass ROFR but it does give you a feeling of control to some degree.

This is my understanding as well. I purchase now with a Dec UY and get a back credit for the points that came on 12/1/05. I can then bank those points by the end of May 06 and pay a prorated MF bill from the time of closing till 12/31/06. I will receive another set of points on 12/1/06 and get a statement for MF then end of Dec. So, going into 2007, I will have double the points and they will cover the two trips I have planned. :thumbsup2

Basically, that is how I see it as well. I haven't actually been laughed at yet. Hey, I figure you have to at least ask. What's the worst that can happen. It doesn't seem like doing the "add-on" for the AP's is going to work, either. We were only planning on purchasing 250 points so to add another 30 points at $93pp just to get AP's doesn't seem like that great of a deal. Although, now that I think about it, I could always use another 30 points :teeth: . My Guide has also said that he doesn't think I would be eligible for that promotion anyway, b/c we are "new" not "current" members. Anyone with any other insight as to whether or not that can be done?

Sorry, I should have been more specific. My scenario differs a little from Tony (Greenban) a little. Buy 150 now and then as soon as you close and are in the system add on 130 more giving you the AP'S. It is 30 more than you stated but if you can swing it you'll be glad you did. Those 30 points come in handy. You could always rent what you don't use but I have a sneaky suspicion you'll use em. :thumbsup2 I do think your guide was correct, you need to be a member to qualify for this add on promotion or that is at least how I understood it. Also, splitting up into two smaller contracts is the best way to go anyway. This helps if you evr need to sell or want to downsize your points. Smaller contracts go quickly through resale. I'm discussing a 1000 point add on now. I'll do 1 130 point contract if through DVC to get the AP's then split the other 870 into 8 different contacts. ( I'll rent most of those points but add some to my now 500 ( 400 SSR, 100 BCV). They will love me with all the paperwork for 9 or 10 new contracts. I'm looking to add on at BWV,VWL and BCV for those 1000. Timeshare store has been great as well as my guide. I'll work with either one with this. Good luck and happy traveling.

Wow! 1000 point add on. The point I am going now, I will be there soon. My Guide is really trying to dissuade me from doing the 130 add on for the AP's. Why is that? He did mention that I would have to close or be close to closing on my 150 point contract before I could qualify for the add on promotion. He said "well, the AP promo (and any promo) could go away at any time and then you would be stuck with paying higher prices for the add on. He is not keen on this idea. Do I just need to push him for clearer answers?

Wow, I find that hard to believe, my guide was very open with me and told me everything about the add on offer. I was told that the add on was till the end of June. My family added on to our SSR contract last 30. We went with an additional 150 points and received the same UY because we are SSR members. Our guide told me that because we went with 150 points, we would get the AP and we would also get one day passes as well. I hope to be able to turn in our one day passes toward making our AP to Premium AP.

He is very nice and not pressuring me at all, however, I want to get the most bang for my buck. If I can go under contract for 150 on Monday and then do the add-on for 130 in a few weeks, I want to take advantage of that. He would be my guide for both, so it is not like he is losing anything.

Yes, he may be green, I have seen plenty of others doing it. They do the first and then an addon a little later (a few weeks maybe) and then got whatever promo there was.

Just tell him to look into it and figure out how to get it done. by the way, 30 points is not all that much more and you will definitely get some use out of them, believe me!

Your dues don't pay for your points so it's not really correct to say that you are paying dues in January for points you will receive in December. Your initial purchase price pays for your points: it buys you one set of points each year for the life of your contract. If you purchase a Dec UY today, then you start with 2005 points because you are in your 2005 UY. If you purchase an April UY today, you start with 2006 points because you are in your 2006 UY.

Dues are paid on an annual basis and are unrelated to Use Year. Annual dues are paid at the start of the year and cover maintenance, mousekeeping, property taxes and so forth for the coming year. The relationship between dues and points is that the number of points you own determines the percentage of the resort you own and that determines your share of the operating expenses and taxes, i.e. the total dues that you owe. So regardless of your UY, you pay dues in January for your share of the resort's operating expenses for the coming year.

When you purchase DVC, your first-year dues are pro-rated which is only fair because you shouldn't be charged maintenance, property taxes, etc. prior to the time you had use of the property. I don't know how it works when you buy in for the first time but for an add-on, the dues are pro-rated from the day you pay your deposit, not the day you close. They put your current use year points in your account once your deposit is processed and you can start making reservations at that time.

So anyone who buys in today (same resort, same number of points) will pay the same purchase price and the same dues for 2006. But those who purchase a UY month of Jun, Aug, Sep, Oct or Dec do get one more "set" of points than those who purchase a UY month of Feb, Mar, or Apr. So it is a better deal to purchase a later UY if possible, and if those UYs fit your travel patterns.

Hi EmyRose! Yes, the dues cover the cost to operate the resort for the calendar year. So they are unrelated to use year. The only relationship between dues and points is that the number of points you own determines how much you will owe in dues each year.
