i know all of this is speculation and i should just RELAX....BUT...after reading through this thread: http://www.disboards.com/showthread.php?t=2407309 about disney possibly raising the rates of the older resorts, i'm wondering if there's a bigger chance now that i'll be ROFR'd.

we are currently waiting on SSR at $72/pt. if disney raises the price on their older resorts, will they start ROFR'ing more of these resales?

Disney does what Disney wants to do and sometimes they don't make sense.

I wouldn't worry about it. If your contract gets ROFRed try another. The money that you are saving buying resale is worth the wait.

Try not to worry - it's out of your control and as Bill said, there will always be another contract if this deal falls through.

FWIW, I don't think Disney is currently buying back many SSR contracts - they have plenty of their own inventory and unless your price is abnormally low (I haven't checked the ROFR thread lately), my prediction is that you will soon be another proud owner of SSR.

200 points at $72 a point, I can't imagine they would take that contract no matter how loaded it was. I would agree that there is often no Rhyme or reason to ROFR but one thing they've been pretty consistent with over the years is that there is a price they won't normally go above to buy back contracts at a given resort. I suspect you're at or over that level. I wouldn't have been surprised to see a contract of that size go through at $10 a point less and would be fairly confident of success at $64-65 a point.

I agree with you. This seems to be high enough that Disney should pass. Even when they seemed to be on an ROFR kick a few months back, it was for contracts in the 60's, not the 70's.
 
We to are eagerly waiting ROFR from Disney on SSR 160 points all of 2009 points which have been banked and all of 2010 for $69.00 a point. I was thinking about offering a dollar or 2 more to the seller and was told be the agent he was 90% sure this would go through but Disney does and has done stranger things. I am going with the thinking if it does fall through I will try again! We just purchased from DVC in Feb. at BLT and Grand Calif. since we really wanted those properties. Grand Calif was cheaper through DVC then resale right now. We are really excited and our teenaged daughters (college) are eager to use our points!
 
ohhh mannn.. Don't worry, and like Bill said, it doesn't always make sense which they let pass and which get ROFR'd. I hope you pass, GOOD LUCK. If it makes u feel better were waiting for 125pts at $65 for SSR.:confused3 I am so wishing I added a couple bucks pp before we made the offer like some suggested BUT, there are alot of contracts out there for SSR. Doesn't waiting suck tho?:headache: I guess if it doesn't work out this time there is always next time! Hope to hear good news soon!
 
Since Nov 2009 I have bid on 3 SSR contracts two at $65 were ROFRd and one at $67 made it thru. Each successive contract I bid on had fewer prior year points.

That said, DVD was more active in ROFRs in Nov and Dec that they have been since. I am not sure $65 would get thru now - but I think it might. Heck there was a $45 OKW contract that made it thru recently... so anything is possible.

I think that a $72 SSR has a 90+% chance of passing.
 
I don't think the raise in buying an closed resort through Disney is going to affect buying resale and getting ROFR'd. I still think that Disney buys bargains just like we do. However, I also believe that they limit the number of points they keep in stock for each resort and each Use Year. Why would they want to shell out the cost of paying MF's for unsold points?

I do believe that a great price per point on a fully loaded contract (points in 2009, 2010, 2011) where the seller pays MFs on last years points and closing costs is a contract highly likely to be ROFR'd. Even those where the seller only pays either the MF's or the closing costs are often ROFR'd when there is a low rate per point. i have been reading that one thread for a while. ugh. the contract we are hoping to get has 198 points banked from 2009. so, on june 1, we'd get 198 banked points and 200 2010 points. it's a great deal - that's why i'm worried. however, we are paying closing costs. so...i don't know. seems like sometimes there is no rhyme or reason to it all.

And that is by intent and one of the main ways DVC uses ROFR. They don't want you to know a specific price for ROFR.
 
As some said on this thread, I think the contract is high enough to pass. But as Bill & Dean have said, Disney appears to not have a specific formula and you never really know. I was really nervous with a BCV contract at $83 and all banked points (near the lower end of the pass/fail scale), but I just passed, and from what I hear BCV was one of the resorts which were subject to the price increases. But if they take it, others have posted that they actually went through the process again on a cheaper contract which passed - Go figure.

we submitted on 2/25. i hope we pass soon !! when will you close? and then when can you make your first ressie?
 
I'm not sure when we will close. I am waiting 7-10 days for closing pprs. I know u cant make a ressie when buying resale until you close and your points show up on the member website...Its suuuuch a waiting game...:rolleyes1 but so much cheaper than buying direct it will be worth it:thumbsup2. You'll get your good news soon.
