"Notice" on Orange County Comptroller site

I've been closely watching the Rent/Trade Board because I'm interested in renting points. If I can figure out the person's name, I always check on them on the Orange County Comptroller's site before deciding if I want to contact them. Most of the time, there are just the Deed listings for their DVC ownership.

One poster has points that I was really interested in but I decided against contacting him because there is a "Notice" posted about his DVC ownership to the Comptroller's site that was listed the same day he put his points up for rent. It states that the document is being processed.

What sort of document would this be? Could this indicate a lien?

Could be anything. You can either wait and see or move on to the next owner.

Your system isn't fool proof. A lien can take months to get filed and posted.

The Orange County Comptroller has a fairly quick processing time on making records available for viewing. Most of the time, records being processed early in the day are available for downloading before the end of the day. You should be able to view the record by now, or no later than the next workday.

Usually, when dealing with DVC records, an OCC record labeled "Notice" represents a Notice of Waiver of Right of First Refusal.
 
On the other hand, someone who just is after your money can find names with existing contracts just as easy on the OC comptroller site and give it to you as his name...
 

The Notice documentation was completed today and it was a Right of First Refusal because this member is selling their ownership. I assume this member's remaining points were not included in the sale and so they are renting them out.

I completely understand that checking on the Comptroller's site guarantees me absolutely nothing, however it is one of the tools I use to make an informed decision. For example, this situation is too uncertain for my liking.

I know I am taking a risk no matter what information I find.
 
Our points are not even listed on the Comptroller site, have no idea why. :confused3

As stated this is not a fool proof system

Unless you actually know that the contract being sold does not include the one being rented, you should stay far away from the rental.

Some names would be very hard to figure out, but others (like mine) was surprisingly a longer list than anticipated.

Yep, as a renter and someone who rents for his friends, I always check the OCC site. It's not foolproof, but it's a huge grain of rice on the proverbial scale if you will.

True, but they'd have to qualify to post on the Rent/Trade Board each time they scam, which costs money.

Does anyone know if Villas at Disney's Grand Californian DVC owners are listed on the same OCC website, or some website in California's Orange County?

Thanks wdrl. I appreciate it. I plan on renting at VGC for the first time this year. I'll be sure the owner's name is listed there.

Quick question on the VGC search. Is there anyway around the date requirement? Or do I have to do 10 searches (changing the year each time going back until VGC opened)?

OC-CA requires that you insert dates in the search fields, but it lets you search a date range of up to 367 days. The first DVC deeds for VGC were recorded in June 2009, so you don't need to search before then.
 
This was quite entertaining!! I checked both my Bay Lake and Aulani. There we are!! No Notices :)
