Jimmy, I agree with your post, but it does mention something a little OT that I want to comment on:



In FY2014, occupancy at the domestic resorts was 83%, vs. 79% in FY2013. However, what I find interesting about this statistic is that there are fewer available room nights in FY2014 than FY2013. I assume that is primarily related to so many of the rooms at the Poly being out of inventory due to their conversion to DVC, which also makes me think that their occupancy rates in general are inflated by taking rooms out of inventory. During our stay, BWI was "fully booked" (according to MDE), yet our room was the only one in our stretch of hallway that was occupied because all the others were having their doors painted. With occupancy determined by the number of rooms with guests/the number of rooms offered, then all those rooms being "refurbished" aren't going to be reflected in those numbers. How many are taken out of inventory for maintenance? When it takes 4 months to replace a restaurant roof, how long does it take Disney to replace a lightbulb? I just think that Disney plays games with its occupancy rate to make it seem higher than it really is.

Very good point. At some time in the past couple of years, occupancy would have been inflated because of reduced room inventory due to replacing all the doorknobs with MB readers, and large numbers of moderate rooms being out of commission during the swap out to queen beds, etc. I don't know that Disney is intentionally fiddling with numbers, but these things certainly have an impact on reported results. As JimmyV states, Disney's numbers are still extremely high, but perhaps not quite as high as the numbers seem.
 
I don't stay on site, so the only concern I have is that I look to see which park has EMH and avoid that one.

If history repeats itself, the only thing you will have to worry about is which hotel lobby to avoid when the Character Caravan comes a-callin'. And if speculation here is true, you will have to worry about getting a decent FP+ selection for Epcot and DHS. (Although once the new Star Wars attraction(s) open up at DHS in...oh...I'd say...2027, things will widen a bit).

But one way to make onsite stays more attractive is to implement a FP similar to US. Where onsite guests get FP free and offsite guests have the option to pay. There are many ways this could play out.

Free FP+ for onsite at 60 days with paid FP+ for offsite at 60 days also.
Free FP+ for onsite at 60 days with paid FP+ for offsite at 30 days.
Free FP+ for onsite same day only (no advance), paid FP+ for offsite same day.
etc ....

Wait, don't jump on me yet.

The only reason I say this is because I have seen many people in the park and spoke with people who are planning to go to WDW who have no idea what FP+ is, much less how to use it. So this may not be a deal breaker/maker for a lot of onsite/offsite WDW visitors. Of course, we (people of the DIS) are much more informed than the majority of WDW visitors but we are also a vast minority.
