Could be the hot water heater, could be your mixing valve, could be piping problem. Could be filter. Could be thermostat. Could be????

DH works in HVAC, says it could be anything depending upon what type of system you have. Says you're going to have to get someone out to look at it - it's the only way to know for sure.

Also do you have a service contract? If yes, if there is no apparent leak you may want to live with it until Monday as most service contracts don't cover service for water problems except during the week as no hot water is not considered an emergency.
 
Do you maintain the heater? Drain and refill to remove sediment? This should be done about once every 6 months.

Yes to this. Get a hose and drain that sucker to get rid of all the sediment. You didn't say how old your water heater is BTW. If it is 10 years old it's probably lived it's life. I don't know what's up with your water pressure.

If I were you, I would call a bunch of plumbers who come out and give free estimates to determine the problem.

Your kitchen sink cold tap is probably the only one that is connected directly to the incoming mains water pipe. If the water pressure from that is what it should be then the fault is somewhere inside the house pipework.

It is common for all other cold water taps, electric shower feeds and toilets to be fed directly from the cold water cistern in the attic. This maintains a cold water pressure that is equal to the hot water taps, which are fed from the heat exchanger in the airing cupboard cylinder (which is also fed from the tank in the attic).

Ummm...what?! Our house is certainly not plumbed this way...I don't know that I have ever seen a house plumbed like that, to be honest, and I've seen more than a few in the construction phase (dozens)! Perhaps it is a regional thing - here, a cistern in the attic would provide COLD water alright...it would freeze solid in winter. :rotfl:

OK sorry for the delay been away from the computer. I don't have a hot water heater it is a tankless DH says. The coil on the front is pretty messy looking. If that turns out to be the problem what price range to replace coil? Furnace is 16 yrs old-what is life expectancy on a furnace?
