Anyone know what the next new DVC resort will be after the Polynesian DVC expansion ?
And wasn't there supposed to be a new free standing one near Fort Wilderness ?

That was Reflections. I don't think Disney officially said the project was cancelled, but they did scrub any mention of it from all websites.

I thought they did announce it's cancellation. Can't recall exactly when as it was awhile after work stopped.
 

I also think it will be a very long time before they announce anything new. They have a lot of points to sell already, and direct sales are down. With VDH and Poly2 coming they don't want to risk announcing something that might cause people to pass on those and wait for the next great thing.

Now what I would love to see happen is something at the Yacht Club - either a new building or even a hotel conversion. Will it happen? Doubtful, but I can hope!

Edited to add: I've seen a lot of people speculate about converting the garden wing of the Contemporary into DVC rooms. That one seems like a possibility - though still way down the road after Poly2 is almost sold out.
 
The last two that they cancelled, Reflections and the Golf one (can't remember the name-it was about 20 years ago), I was really looking forward to. I'd love one at FW! But my guess is that they'll continue the habit of adding on to existing resorts.

DVC has about 3 million points left to sell in Riviera and 800k in Grand Floridian. If we assume Poly is around 4 million, that's 7.8 million total.

If we further assume that DVC wants to average around 150,000 points per month, those 3 resorts would take about 4 years to sell out. If sales average 125,000 per month, it's more like 5 years.

VDH could have a negative impact on WDW resort sales. But they've been competing with Aulani for years and the numbers are what they are. Markets are so different that it may not matter much. However, if sales are strong at VDH, it could allow DVC to avoid any deep discounting of the WDW locations. They just have to meet financial goals.

On the flip side, Poly will sell strongly out of the gate which will raise that average.

What really matters: lead time on a new DVC development is about 2.5 years*. If the next resort is new construction, we could hear something before the end of 2024. Depends on how forthright Disney chooses to be. (They've been pretty transparent on most projects in the last 10 years, outright announcing them as work was set to begin.) With a late-2024 announcement it opens in mid 2027. 4-4.5 years from now.

*There were rumors about Riviera as far back as September 2016, which proved to be accurate. It was announced in July 2017 and opened in December 2019. (3+ years from start of rumors, 2.5 years from official announcement.) Poly2 was announced March 2022 and will open in late 2024. (2.5 years)

If the next project is a straight hotel room conversion, they could flip a resort in as little as 6 months. It could be 2026 or later before they have to announce anything new.

The rumor for a long time has been Contemporary 2.0 as mentioned above. They did just refurbish the garden wing but there’s another buildable plot on the site.

2 other rumors have been a new resort near Epcot kind of in the parking lot, which may or may not include a DVC component (if it’s even really happening) and a new concept on the Reflections site which again may or may not be DVC.

Those 3 are persistent rumors because the are the 3 most shovel ready sites for hotels. Given enough time all three will probably be built out, but what when? And will any of them be next or even be DVC? I don’t think even Disney could say with any certainty what the answers are to those questions.
 
They seem to have been alternating new vs conversion for some time... Poly Tower new, GF2 conversion, Riviera new, CCV conversion... but before then it wasn't quite a clear pattern.

It would be interesting if they did choose to convert something like a wing of Yacht Club... mainly because they haven't done new DVC in the Boardwalk area in 20 years, and it would theoretically be the first with expiry past 2042. Argument against would be "but Riv is right there!" but proximity didn't stop them from doing GF2 and Poly back to back... and Reflections wouldn't have been far away either.

Not sure where else. It is a good question. There's been new WDW DVC in some form roughly every 2.5 years for a long time now, so I'm sure there'll be something to follow Poly.

I think the fact that Yacht Club has the convention center makes it highly unlikely that they would remove any cash rooms there.
 
That's what I thought, but I wondered if I thought that because of the name of the Golf Course.
Ironically the DVC resort itself never had a name. It was described as being adjacent to the Eagle Pines course, but was never formally named "Disney's Eagle Pines Villas" or anything of the sort:

"The proposed 600-unit ownership development is slated to occupy a 61-acre site along the award-winning Disney’s Eagle Pines Golf Course at Walt Disney World Resort."

At what point though do they risk having too much room inventory? Parks only have so much capacity…

That's a false equivalency. The parks hold a lot more people than all of the resorts combined. And building more hotel rooms or villas doesn't increase park crowds. It just gives people who have already decided to visit WDW more lodging options.

Ok worded another way, at what point do they have too much hotel capacity that they have problems filling it?
 
It doesn't seem the amount of DVC inventory affects room occupancy, or at least not in a visible way. It's more the status of the economy. Until now they've not cannibalised their own business and I don't know if it ever will.
Once becoming a DVC member, most people visit WDW more often, rather than just replacing visits they would have done anyway in an hotel room.
