So for family of 4 trying to decide between 75 direct points at CCV or RR and plan to add with resale. Looks like better point value at CCV but worried about availability for studios and 1br. Any idea if availability will be better at RR? Any advice appreciated!

Studios and one bedrooms are going to be hard at CCV unless you book right at 11 months out. And there might be a few times out of the year when even 11 months out might be hard.

Have you considered resale at any of the Legacy resorts? You'd save a bunch and still be able to use your points at all the Legacy resorts, just not Riviera.

CCV already is a huge booking mess, IMO. I own there and even at 11 months, it depends (whether you want to walk and/or what season)... The cabins are a big reason for this.

RVA will be a booking mess for studios, eventually. Not because points are tied into things people are not wanting to book frequently (e.g., cabins), but because of the resale restrictions will lock people into that resort. And if you HAVE to stay in one place, people will be booking at 11 months. The point structure of RVA also, IMO, will lend itself to studios that are hard to get. The Tower Studios will be gone at 11 months, no question.

My overall advice would be to buy your resale contract first. That way, you don't have to worry about UY -- just get the best contract for you across all UY. When you buy direct, you can pick the UY to match your resale contract.

I have to plan in advance for work so the 11 months is not a concern just not being able to book what I want at 11 months. And, I would like the option of getting a reservation in October-December (the busiest months) 11 months out.
Would definitely consider resale just need to decide on resort. We love Poly but not sure about committing just to studios. DH was not a fan of BLT. Would like a home resort near MK or Epcot that has options of studio, 1 and 2 BR. CCV seemed like a good option. I’m not in a rush, so definitely time to do lots of research. Thanks for the advice!

have you considered Boulder Ridge? It has studios, one and two bedrooms (no GV).
 
I have not, will look into. Don’t really hear much about it.

It's a 2042 resort (keep that in mind when pricing things), but otherwise it's not inferior to CCV, IMO. And somewhat superior because it's easier to book.

And have you looked at resale at the two legacy Epcot resorts, BWV and BCV? They expire in 2042 as Boulder Ridge does but have studios, 1 and 2 BR, and BWV has GV as well. They're not hard to book at 11 months (except for standard-view studios at BWV, which are cheap points-wise).

There aren't many CCV resale contracts yet, and those that are don't save a lot of $$ over buying direct.
 
I second BWV/BCV. Even though they expire in 2042, points wise they are cheap and have solid 11 month availability. Also, IMO, are the best DVC locations in WDW.
