New VGF Bridge and Cost of Resale

With the construction almost complete or complete. What do people think the resale cost of VGF points will do. BLT was originally the only resort that was in walking distance. Any thoughts on how this will affect either or both of these resale properties?

Absolutely no impact whatsoever.

BCV and BWV walk to two parks.

I agree... this won't impact the resale pricing. It's nice to have, but it's not impactful to the resort's value. Besides, it will be a bit of a trek from the VGF villas to the front of MK. Noticeably longer than BLT's walk.
 
I don't see much of a change. I don't see the bridge being a huge selling point when the monorail has been there the whole time. VGF is already one of the more pricy DVC resorts.
 

There are so many bigger issues, the walkway is nice but it won't have any impact on resale values, which are already among the highest.
 
I'm under contract for VGF and have been watching like a hawk. VGF had a huge downswing over the summer, and now I'm not really clear how its pricing is going. There are so few contracts up recently, and they've all been listed really high, like almost at peak 2019 high. I don't know if we know VGF's pricing until 2021.
 
Thanks everyone, I'm looking at a BLT contract and that question just popped into my head.
 
BLT has about 6M points, and VGF about 2.5M. It's easier to have stable pricing on a bigger resort, the extreme example of this being SSR.

I do think longterm the walkway will help Poly's resale value. VGF was already pushing crazy high, even without the walkway.
 
I can say that asking prices of VGF went up when they announced the construction as I had been monitoring,

Things seems to have come back down into normal ranges as to before it was announced and sales seem to be selling back to that as well.

The ability to walk from VGF was the reason we selected it as our home resort, as we don’t as much enjoy the aesthetic at BLT. I expect the improved access to MK to further increase demand at Grand Floridian generally, and certainly at VGF. Over time, I think that demand will drive prices higher. We’ve always preferred MK, but exiting after fireworks was the one downside - easily 1/2 of the evenings of our trips, we battled lines to access transportation. Really glad to finally have thewalkway option.
 
But they go for dramatically more than VWL as an example based on the age of the contracts and what they should.

So I am not sure BWV and BCV back up your point.
My point was more that BLT wasn't the only walking resort around.

VGF has always been high due to the monorail. I don't see the walkway as a huge price boost.
 
We thought about selling our VGF, but decided against it when the walkway was announced. It is not the walk TO the park (monorail is by far the easiest), but the walk home FROM the park that makes it a huge winner. The monorail/boat lines were so painfully long after fireworks that having an option to walk home is very appealing!

This was a primary consideration for us as well when purchasing VGF. Having stayed at BLT a couple of times, we realized how helpful a walkway would be, particularly at closing. For the most part, the monorail is a good way to get to MK but having to beat the rush at closing - especially with 3 young children - isn't fun at all.

That being said, it's hard to determine what, if any, impact it has on VGF pricing. There are far too many uncertain variables at play at the moment to accurately assess. But if/when things are back to normal, I certainly think the walkway will be appealing to many and will factor into the decision to some extent.

Now if the resort had a transporter pad... ;-)

I bet a lot of people will use it in the mornings as well, it gets annoying to have to wait for a space on the monorail in the early morning when trying to get to MK. It was so bad on our last trip we didn't even bother going to the monorail station in the morning, we headed for the boat launch first thing.

The monorail isn't bad most times but early morning and after fireworks it's pretty much useless for VGF guests.
