NEW Rejected Offers Thread

Commonly, the resale market treats dues as tied to "a year's worth of points" even though DVC only ties dues to calendar years. So, most sellers would expect you to pay 2025 dues on the remaining UY25 points. But everything is negotiable.\

Also, it's not my money but: The asking price is already within spitting distance of the bottom of the listed range, and also quite clsoe to the bottom end of the market in the ROFR thread. I can see why the seller might not be willing to budge any farther.

Thanks. The broker came back to confirm that the seller accept an offer of the asking price which in hindsight isn't surprising as it did seem like a good deal.

Yes, but we’ve seen deals (including your own!) and these contracts aren’t getting any younger. 😛

1 month? If you were determined to buy within 30 days I would tell you it’s worth coming a tiny bit higher but then informing them it’s your best and final.

Have another one of my own failures to report:
BCV, attempt 2s
Contract Size: 120
Asking: $140
Offer: $115

No counter, looking for full price offers.
I know this contract... 41 days aged now. The sellers are REALLY not motivated to sell it seems. I took a shot at it last week with a $120 offer (and was willing to go to $125 if they countered) since it's Oct use year. Nope no counter... full price ONLY. Allrighty... I asked, they do realize this is a 2042 resort right and is going to start rapidly depreciating most likely soon. The rep I was using said she knew and has tried to tell them but they don't want to hear it.

as @AstroBlasters says many BCV owners think their points are dipped in gold 🤣

I've seen some small point contract contracts for BWV/BCV on DVC resale market that are asking like 135+, stripped and say firm price. I haven't tried to make an offer bc not my ideal use year but idk how that number is justified
That broker tends to always be overpriced for all resorts. Ive bought alot and bid alot and have never bid with them because they are always too far off or firm on price. There is much better deals on the market currently

We recently purchased a small, 50 point contract at BWV (with double points for 2025, not stripped). Starting price was $140/pt. We offered $120 and the agent said it would either be ROFR'd (doubtful, highly doubtful), or easily outbid by someone else in the next day or two. We just decided that their eventual counter offer would probably be $130... and that the $500 savings wasn't a big enough deal for us. Especially since the small (non-stripped) contracts keep disappearing on us. So we just offered asking price which was immediately agreed upon.

We hope to be able to go with our kids every 14-18 months, for 4-5 days.

What would you have offered? In our case we looked at it as an $8,000 and saving $500 (6.25%) wasn't really worth it. If I went outside a set $500 on fire, it wouldn't really change our situation. I was be upset, but it was a non-factor.

(In our case, my wife ended up Google-ing the sellers and found a sad story, so we felt better about paying their asking price).

What broker told you this would be ROFRed??

They have a large marketing arm and the most number of eyeballs on the contracts.
