I hear you. But. At the same time a lot of small point contracts are just sitting there - or were the last time I checked. I think a number in between the two offers would likely pass ROFR and be a decent win for both parties. But both parties didn’t see it that way apparently.

I don’t know what the UY was but anything maybe other than December - and if the contract was stripped at that - not sure why the seller would agree to paying 2025 dues.
Yeah, I was looking at it from a ppp & asking seller to pay the 24 and 25 dues.

People can offer whatever they want, but those small contracts will eventually sell.
 
Looking at some recent HHI prices, I remember a year or two bidding in the 60s and being laughed out of the room...

so glad those sellers said no to me... for both our sakes if they were able to sell...

just goes to show you the market will go where it needs to go...
I see the HHI prices declining.
Still higher than VB, but lower than OKW 42, BRV, BWV, BCV.

it's been sitting there for awhile. I thought I'd take a shot. I don't need the points, so I would only buy them on my terms. No hard feelings on my end. The seller can wait for someone to offer what they want. Like you said, it will sell eventually.

Unless it's a stripped contract, asking seller to pay dues is not much different from lowering the price. (Perhaps) lowering the price is actually better because that might lower the listing fee...

I had a broker remind me that some sellers have mortgage balances to consider. I said I completely understood that, but that RIV was probably the riskiest resale purchase b/c no one knows how the restrictions will affect booking down the road and that I was trying to find a price where I could justify that risk.

Sounds like a seller problem not a buyer one.

Yeah, I do feel for people that get into a bad financial spot, but I'm not paying for it. Since I've been tracking RIV resale on the comptroller site I've noticed quite a few foreclosures. I haven't kept a count, and I'm not sure if what I'm seeing is in the normal range for DVC.

could it also be the timing of when contracts werepurchased? I wouldn't be surprised if peak foreclosures happen around year 2 or 3 of any resort.

Very possible, I didn't look into it at all, just remember being a little surprised at the volume. I've never tracked pricing through the comptroller this thoroughly, and definitely not on a resort in active sales.
