New $500 Resale DVC Transfer Fee

In the last two weeks (since the $500 fee went into effect), the number of listed contracts have increased on DVCforless by 20%. People bought before the fee, fewer people are buying after the fee. I don't know about the longterm (a year or two from now), but higher inventory will almost surely put downward pressure on contracts in the short term. I've seen a couple of RIV contracts reduced recently to doozy prices. Again, short term seems clear. Long term, we'll see.

While I’m 100% sure the fee has some impact, historically this is the season where inventory goes up. From memory this increase looks normal to me.

There's some truth to that. The new year does build inventory. But the delta is far larger this year--just over 20%.

From the wayback machine -

Dec 31 2024 - 1192
Jan 28 2025 (closest screen capture to today's date) - 1256 contracts

That's about a 5% rise for this time last year.

maybe there's something else (economy?) contributing to the additional 15% jump this year (20% total). But I think some of this simply revolves around that fee.

How is there a rise?

I am seeing 1,046 contracts right now. If it was 1,256 on 1/28/25 isn't that a decrease? Am I missing something?
