need suggestions for precautions before booking offsite rental

Maybe I am being overly cautious but I think I should do a little confirming info before booking an offsite rental.

I feel compfortable with the owner or I wouldn't even consider booking. The owner has responded quickly to questions, has a calendar with bookings for several months, a guest book with many recent positive comments (not posted by the owner) and a price that is comparable to others. These all seem to be good indications that this is a good, legitimate owner.

There was a thread here somewhere that had suggestions about checking details on the owner before booking. Does anyone know where that is or can you share other suggestions?

Before sending the final payment next spring, I would like to confirm the owner is current on resort dues. Does anyone have a number for the Windsor Hills clubhouse or know of a way to confirm that an owner is current on their dues so we can use all resort amenities? I assume they are current at this time or someone would have posted a negative comment.

We have the option of paying an extra 3% to pay by credit card which gives some protection. We can also pay by check or Paypal. I am considering the Paypal method over the check. However, maybe I should just pay the extra $35 to have the protection of a credit card. Please share your thoughts on payment form. Thanks!
