Need some support/positive thinking from DVC Vets.....

I have been doing alot of research and felt great about the prospect of buying a DVC at this end of this year.

Problem is we are currently selling our house to build our "Dream House" and my DW is pretty infatuated with the house plans and concerns for "saving more money" so obviously she is not even close to wanting to commit to something like this for a while.

I keep thinking the longer we wait the more it is going to cost me, but then I got to thinking, this time next year some of the AKV or SSR DVC's will be up for resale for a cheaper rate than this year and I will actually save me money if I go that route. Our next trip wasn't going to be next year anyways.

Does this make since or not??

I figured this topic might have been discussed and there would be a quick response to someone who has also thought about this.

If you plan on going resale, then waiting may not be a bad thing, especially if you are looking for AKV. There will most likely be more by then available. If you were buying from Disney directly, it would cost you more to wait, as the price will increase. It may not go up too much in the resale market, but you can never be sure.
 
This may also be a good time to purchase a "Stripped" contract through resale.

You can get often get points cheaper if you purchase a contract that has already spent this years allotment of points.
 
that is what any financial adviser would tell you. Build your house, sell your house and then settle into your new mortgage, etc. Their are lots of hidden costs with a new home--window coverings can be $$$, and the old furniture does not look "right" and you need some new furniture, utilitiy bills are higher b/c of all that great glass----at least that was our experience.

DVC is great--but it will be there next year and the next, etc. You will be able to get decent resale deals, even if DVC raises its prices.

So, IMHO, enjoy your new home and wait until DW is totally on board and you have seen how the new house is on your finances. Elaine
 

My DW mentioned exactly what you did about the "possible new furniture" we would need for the new house and extra $$$.

I new I wanted to wait until all that cleared, otherwise my wife would freak out:scared1: , but just needed the DisneyAddict support to remind me of the possibility of getting a good resale next year for the same cost.


The main factor is also the fact that we are not going back to Disney until next October. (Starting then it will be twice/yr.:banana: ), so therefore we will not be needing the DVC discounts.

We have been back to WDW twice since originally meeting with DVC guide in 2006 (WL 06, SSR 07, FW 07-Xmas), and when I talked with my guide last week she was like "You've been back twice?? That is two visits that could have been used as payments for the DVC! Ouch!!
 
Here is another positive. DVC means its a committment. With a new house, new furniture coming, and all that, its possible that your priorities in the next year will change - you'll find yourself wanting landscaping over a vacation. Or even you'll just find money tighter than you thought it would be (the frequent issue in our house - on paper there will be plenty of money to do both the things we want to do, and when the time comes, there is money to do one).

So sit and wait. Personally, I doubt you'll find it much cheaper in a year. People who need to resell their VAKL contracts next year will want to get most of their money out - and will have commission on top of it. And if Disney is still selling VAKL, they aren't interested in the resale floor being much lower than their current price. But I think your money is better spent right now on the house you live in 50 weeks a year instead of the "home" you'll live in two.
 
We looked at DVC back in 2003 and decided it wasn't right for us at that time because we were doing a major remodel on our home and DVC just didn't fit into the budget. We just bought in a few months ago when we were more financially secure and able to handle it. The drawback to waiting is that we took several more trips (which yes, could have been through DVC and it would have been paid for by now) and we paid a bit more on buy-in and a little higher dues than we would have, however, in the grand scheme of things, yes, we "should" have bought in 4 1/2 years ago, but we are in a better financial position with the major projects around the home done and new vehicles so it was worth the wait. We figured it out and our cost was about $5000 more to buy in when we did than had we did it back in 2003. Hope this helps from someone who has "been there and done it." Good luck!
 
I said "positive posts". Seems that people are saying that the house is the only choice. I know the house is the priority, of course, but I feel that guaranteeing my family and I have 2 great vacations/year that offer great memories and "bonding" will go along way. I work my butt off every day and wish I had more time with my kids. I want to make sure that when I do go on vacation with my kids that it will be the most exciting and pleasurable two weeks/year that can be.

I see how the SSR rates have gone down and I know the AKV's won't go down a great deal, but I will only be losing about 14 months of use waiting till next year to buy a DVC. Whether its a SSR or AKV, it will still be good for a long time and I will enjoy every one of those years to the fullest with my family.

Just needed a little boost from some who might have experienced the same thing with a great outcome.

Oh well.
 
THanks for your insight. Since we will not be waiting "that long",(4 years compared to 14 months), I assume prices won't go up that much, but I def. see the correlation.

Having gone through the "experience" of having a home built, I can say thet there is nothing better during that "experience" than being able to get away to the Happiest Place On Earth. With a new home, there will always been things to spend a substantial amount of money on - each of which cost a fortune - i.e., window coverings, landscaping, pool, furniture, etc. It is my opinion that while you are waiting for these expenses to cease, years will pass by, your kids will get older (and closer to their exit from family vacations), and you will may find that the expenses never really do cease. A meaningful purchase of DVC points will cost around $275 to $300 per month including annual fees. While this would be under a 10 year loan from Disney, you could always pay chunks of the balance off whenever finances permit (and if you do as I did with a credit card, earn air miles as well for your next WDW trip). While resale is often nice, buying direct does save closing costs and you can get the previous years points with no maintenenace fees. In the mean time, you would have the benefit of breaks from the house building "experience" and some great vacations (and memories) with your kids. I never regretted not waiting until all the stars alligned.
 
it's one thing is you are going to take 2-3 more WDW vacations and stay at deluxes before you buy DVC vs. waiting until you are actually going to use the points to buy.
In the 1st case, you might have spent $2-5K+ for rooms that you could have used as down payment on DVC points. In which case, buying points might have been a better bet. But, if you are not taking any trips in the interim, DVC will be there when you are ready to buy.
 
One thing to consider in all of this is the current housing market. You don't say where you are at in that process, but I know people who are now paying 2 mortgages b/c their current house didn't sell before the closing of their new one. Of course the market may be better in TN than here in IL.

However, I agree with the PP in that if you are going to go to WDW again and pay for deluxes before you buy DVC then you should buy in and not spend that $$. Otherwise it wouldn't hurt to wait.
