Hey there--

I'm about to place an offer on a resale & need help so that I put together a good package that will pass ROFR.

I am planning on paying the MF's for this year, because the contract includes banked points.

I just need advice on closing costs---is the contract more likely to pass ROFR if I pay the closing costs or if I ask the seller to?

What is more important to Disney...a higher price per point, or the closing costs being paid by the buyer??

there was a time when if the seller was paying closing costs DVC would get it bad.

Now, I don't know what they are looking at.

hopefully someone else will.
 
I hope so too, as I really want this to pass ROFR.

My agent is suggesting we ask the sellers to pay closing costs, and that makes me nervous, though of course would be great.

How badly do you want this contract? Is it worth risking the extra $'s? Only you can answer that question.
 

Have you read the ROFR post with recent sales that have passed and not passed ROFR?

I would estimate that they subtract the closing costs paid by seller and average out over the cost per point and take that into account. So any credit you ask for could reduce your chances, especially if you are lucky enough to get a contract with points available.

I would think that the sales person would know what has been passing ROFR lately and should be able to advise...hopefully!

Good luck, I hope you get it, I am really excited for you and that you are ready to take the plunge...just watch out for addonitis. I have only owned for a few weeks now and I am trying to figure out if I should add on already. SCARY STUFF!

How does it comepare to the ROFR results reported in the thread and how does it compare to other resales currently being offered? I think if you are worried about it then you probably already know that the offer is in the low range. Especially if you have a contract fat with banked points then you shouldn't hope to squeek some killer deal by disney. If it is a perfect contract that you don't want to loose, add a few $ per point to your offer. How much does that really change the total price?
 
How much are closing costs...a couple of hundred dollars? I know you are trying to get the best deal you can, but if you really want this particular contract to go through I would consider paying the closing costs. The extra cost spread over the life of your membership is probably inconsequential.

Thanks, everybody! Great advice. We really don't want this contract to slip through our fingers, now that we know how hard it is to "catch" a sweet one. It seems like so many of them are stripped.

We are going to offer a bit more per point, plus pay the MF's AND closing costs, even though the agent thinks we could ask the seller to pay the closing costs.

I think we'll be in a stronger position going into the ROFR process.

First thing tomorrow, we'll be putting in the contract.
